Job Overview
We are seeking a dynamic and proactive Property Manager to oversee the daily operations of residential or commercial properties. Duties
- Manage all aspects of property operations, including leasing, rent collection, and tenant relations to maximize occupancy and revenue.
- Oversee property maintenance and facilities management, coordinating repairs, inspections, and preventative upkeep to ensure a safe and attractive environment.
- Administer leasing processes from marketing available units to conducting property tours, negotiating lease agreements, and processing applications using property management software such as Appfolio.
- Ensure compliance with Fair Housing regulations, landlord-tenant laws, Section 8 programs, LIHTC (Low-Income Housing Tax Credit), and other legal requirements.
- Handle legal administrative tasks including lease contracts, notices, filings, and dispute resolution while maintaining accurate data entry and recordkeeping.
- Foster positive relationships with tenants through excellent customer service, conflict management, and effective communication via phone etiquette and in-person interactions.
- Collaborate with vendors and contractors for property repairs, upgrades, and facilities management while managing contracts and negotiating terms to optimize costs.
- Maintain detailed records of property activities, inspections, maintenance schedules, and financial transactions using property management systems like Appfolio or CMMS (Computerized Maintenance Management System).
Skills
- Extensive knowledge of LIHTC programs, Section 8 housing regulations, Fair Housing laws, and landlord-tenant law.
- Proficiency in property management software such as Yardi or OneSite for data entry, leasing administration, and reporting.
- Strong legal administrative experience with contracts, notices, filings, and compliance documentation.
- Excellent customer service skills paired with effective conflict management abilities to handle tenant concerns professionally.
- Proven experience in property leasing strategies including upselling amenities or services to enhance revenue streams.
- Ability to coordinate property maintenance activities efficiently while managing vendor relationships through negotiation skills.
- Office experience combined with strong organizational skills in filing, data entry, phone etiquette, and administrative support tasks.
- Familiarity with CMMS systems for facilities management; understanding of real estate administrative processes is a plus.
