Foxfire Property Management Inc. is a Concord, NH-based, full-service, one-stop property management resource firm with an experienced and dedicated team of property management professionals. We manage a variety of properties, including residential, commercial, and government-assisted housing, and specialize in HOA, condominium, and cooperative properties.
Foxfire Property Management is seeking an experienced Subsidized Property Manager to join their team! Should have experience in USDA-RD and/or HUD Housing with COS or Star certification, MINC, TRACS, and knowledge of government regulations and policies.
Essential Duties and Responsibilities
· Review, submit, and reconcile monthly MINC and TRACS (section 8 vouchers) reports to guarantee accurate rental income
· Conduct annual physical Community and file audits required by HUD and RD
· Collect rent, process evictions, and attend court hearings
· Develop and oversee policies and procedures which provide for the physical maintenance of properties, including repair, upkeep, and ground care
· Prepare and review paperwork for annual, interim, and move-in certifications
· Oversee Occupancy Specialist when needed
· Ensure training is up-to-date and maintains compliance
· Process move-outs with appropriate maintenance fees, security deposits, and special claims to ensure additional funds for the voucher return
· Monitor and maintain compliance with all government regulations and policies
· Provide monthly financial reviews of budget vs. actual reports to ownership
· Review payables and receivables with the accounting department on a monthly basis
· Review and approve all payables on a monthly basis with the accounting department
· Ensure compliance with local, state, and federal laws regarding properties
· Serve as contact for software vendors and local, state, and federal agencies
· Renew government and/or owner contracts
· Manage tenant lease violations
· Coordinate Community marketing and advertising with the Occupancy Specialist
· Handle communication with residents, associates, and outreach agencies
· Notify the owner of potential problems or issues regarding properties
· Hire and supervise external contractors with Maintenance Staff
· Communicate with maintenance associates regarding work orders, apartment turns, etc.
· Oversee and supervise work orders for maintenance associates
· Conduct semi-annual property and apartment inspections
· Provide written management reports to the owner on a monthly basis by the 20th day of the month
· Promotes and supports Foxfire’s company policies and procedures
· Ability to work well with a diverse group of people
Additional Duties
- Coordinate bids for capital needs or improvements
- Deliver notices/ letters and check on tenants as required
- Communicate internally with other departments
- Prepare for annual MORs, supervisory visits, REAC prep., etc.
- Participate in ongoing education and training
- Other duties assigned by the COO and President
