WHLR is seeking a proactive and detail‑oriented Property Manager to oversee the day‑to‑day operations of a portfolio of commercial properties in the North Carolina / South Carolina area. This role serves as the primary point of coordination to ensure all property management obligations are met and exceeded, while driving operational efficiency, tenant satisfaction, and long‑term asset value. SALARY RANGE: $60,000-$70,000. Key Responsibilities
- Serve as the primary coordinator for assigned properties, ensuring full compliance with management agreements and company standards.
- Conduct periodic site visits and complete quarterly property inspections using required systems.
- Oversee daily property operations including maintenance, risk management, safety/security, landscaping, snow removal, marketing, and tenant build‑outs.
- Develop and manage annual operating budgets, capital budgets, and 5‑year capital plans aligned with company objectives.
- Prepare monthly variance reports, forecasting expense performance and supporting Same Store Net Operating Income (SSNOI) goals.
- Analyze lease provisions related to landlord obligations and tenant compliance; coordinate with leasing to ensure spaces are lease‑ready.
- Manage vendor selection, contracts, performance, emergency coverage, and invoice approvals, including proper documentation and tenant bill‑backs.
- Maintain accurate property records, including building systems, utilities, inspections, and property snapshots.
- Coordinate tenant relations, repair requests, move‑ins, move‑outs, and tenant improvement allowances.
- Support capital improvements in collaboration with the Construction Team and other internal departments.
- Act as a liaison during audits, legal proceedings, lender compliance matters, government interactions, and property acquisitions or dispositions.
- Ensure adherence to Sarbanes‑Oxley controls, environmental audits, and company policies.
- Provide backup support to other Property Managers and participate actively in required meetings and special projects.
Qualifications & Experience
- Bachelor’s degree in a related field or equivalent professional experience.
- Minimum of 2 years of commercial property management experience.
- Active Real Estate Salesperson License (or higher) preferred.
- Strong proficiency with Microsoft Office and commercial property management systems.
- Demonstrated ability to manage multiple priorities with minimal supervision.
- Excellent analytical, organizational, and communication skills.
- Proven ability to build effective relationships with tenants, vendors, and internal teams.
