Job Description
Westwood Company LLC is looking for a full-time seasoned Commercial Project Manager to join our dynamic, collaborative team. The Project Manager would be responsible for both large and small commercial projects. Westwood Company has a reputation for excellence and exceptional customer communication and relationships. Job sizes are $300,000 to $20,000,000.
Responsibilities:
* Lead all phases of construction including preconstruction through closeout.
*Directs the workflow of the project on site in accordance with the project schedule and Westwood Company LLC’s safety and quality standards.
*Provides leadership and serves as the liaison between project team members to promote the interest of both the business and clients.
*Oversight of all day-to-day site operations, including scheduling, coordination, and delegation of subcontractor work.
* Drive overall project performance ensuring scope, schedule, and budget are achieved
*Monitor and maintain quality control
*Assist preconstruction and the project team in development of an initial project master schedule and ensures the proper methods and sequence of installation are followed
*Coordinate with all parties involved with project including contractor, subs, and other team members to meet the project objectives and resolve issues
*Professional approach to your work to ensure our reputation for excellence
*Provide material take-offs and procurement in materials
* Proficient in Windows and Microsoft Office 365 (Excel, Word, Outlook, Power Point and Teams), and have a general understanding of working within a computer network
*Ability to read and understand blueprints
*Ensure final inspections and tests are done in a timely manner
*Create 4 week look-ahead schedule that coincides with the master schedule which provides details of the project in logical steps while ensuring that subs, permits and equipment requirements are in place to meet deadlines, track critical dates of all activities affecting the project completion, document delays, and communication updates to project stakeholders as required.
*Walk project site daily to review conditions/progress, evaluating for site safety and then documenting the day-to-day job activities.
*Review, understand, and manage procedures for handling changes to the contract documents, change orders, substitutions, etc.
*Participates in processes and discussions with management, owners, subs and design professionals to discuss and resolve matters such as work procedures, complaints and construction problems
* Promote a positive work site environment that encourages collaboration among various subcontractors
* Completes documentation according to the expectations of Westwood Company, LLC
* Oversee billing and schedule of values formation.
* Generate monthly client billings.
* Skills Needed for the Job
* 5 years in the building industry with construction experience
* 3 years of Commercial Project Manager
* Calm, level- headed and polite personality
* High emotional intelligence and strong collaborative work ethic with people of various backgrounds and styles
* Ability to be proactive and organize and manage tasks and priorities
* Flexibility to adapt to the ever-changing world of technology, design, means and methods
* Self-motivated and strong problem-solving skills
* OSHA 30 Certification preferred or willing to obtain
* Excellent oral and written communication skills
* Strong time management skills
* Seeks continuous improvement of knowledge and abilities with an internal focus on self improvement
* Proficiency with a wide variety of computer programs like excel, outlook, Microsoft windows, Bluebeam and experience with Procore appreciated.
