Westerwood is actively seeking a full-time Maintenance Supervisor to add to our exceptional team and community. This position is scheduled Monday-Friday and includes on-call responsibilities.
The Maintenance Supervisor works under the guidance of the Director of Facilities and has on-call responsibilities for emergencies pertaining to security and maintenance. This position also provides supervision, training, and orientation for the maintenance, security, and transportation team and makes recommendations regarding staffing levels, hiring, disciplinary actions, and improvements to the operation.

The Maintenance Supervisor works under the guidance of the Director of Facilities and has on-call responsibilities for emergencies pertaining to security and maintenance. This position also provides supervision, training, and orientation for the maintenance, security, and transportation team and makes recommendations regarding staffing levels, hiring, disciplinary actions, and improvements to the operation.
Essential Functions
- Make routine rounds of the building and grounds to ensure the community is maintained at high quality standards and in compliance with State and local regulations and standards (i.e., Life Safety Code). Reporting non-compliant situations to the Director of Facilities.
- Monitors all equipment on a frequent basis to detect any problems or lack of preventative maintenance. Reports any deficiencies and recommends corrective measures.
- Acts as a purchasing agent as directed by the Director of Facilities. Obtains the best possible pricing.
- Deals with contracted labor and monitors their performance as directed by the Director of Facilities.
- Performs any or all duties as required regarding electrical, plumbing, painting, carpentry, mechanical equipment, heating, cooling, and water supply.
- Monitors preventative, corrective maintenance and repairs performed on heating, cooling and ventilation equipment located on the roof and in other areas.
- Acts as direct supervisor to team, providing instructions, assignments, training, and orientation, both verbally and in writing. Promotes harmony, loyalty and good working relationships.
- Ensures all equipment in all areas is maintained properly including but not limited to, vehicles, Environmental Services, Dietary, Rehab Center, Administration, elevators, emergency generator, fire alarms, nurse call systems, HVAC, and grounds.
- Conducts research and recommends improvements to enhance equipment operation and energy efficiency.
- Assigns tasks to be completed by the team and monitors quality and timely completion. Works to obtain high productivity by eliminating wasted time and effort.
- Maintains and suggests additions to equipment parts inventory.
- Follows standard purchasing guidelines, policies and procedures as set by Westerwood.
- Responsible for key cutting and key inventory.
- Maintains good records.
- Completes other duties as assigned.
- Follows safety regulations to prevent injuries and accidents.
- Attends in-service training and educational sessions, as assigned.
- Minimum of 2 years of experience in plant and/or residential maintenance with supervisory experience.
- HVAC Certification
- Technical schooling background preferred.
- Ability to understand and follow instructions in English, communicate effectively and perform simple arithmetic.
- Ability to organize and direct the activities of other employees.
- Possess patience, perseverance, initiative, good judgment, leadership skills and a high level of personal integrity with a strong focus on customer service.
