Construction Manager (Commercial/Contract)
The Construction / Contract Manager holds overall management responsibility for all aspects of fire protection construction projects from conception through systems functioning as intended. He/she will oversee or conduct scheduling, planning, actual construction, expediting, inspection, quality control, and total delivery of the project according to established criteria. He/she is responsible for tracking, forecasting, and communicating all costs, profits, and financial measures of the project. Through coordination with the site superintendent and the PM, the Construction Manager will organize and manage all the elements involved in construction - labor, temporary and permanent materials, equipment, supplies, utilities, and time.
Key Responsibilities:
- Manage and coordinate project requirements with General Contractor/Owner/Subcontractors
- Review & manage construction contract documents including addendums/RFIs and construction schedules
- Manage projects to comply with safety, quality, productivity, and profitability requirements
- Identify & manage changes in projects that impact cost, schedule, or labor requirements
- Submit and review change orders/change estimates in timely manner
- Forecast manpower requirements for projects
- Monitor project billings for accuracy and maintenance of a positive cash flow
- Track employee hours and crew mix rates for each project
- Continually monitor progress of projects; review reports to ensure compliance with schedule and budgetary guidelines
- Review construction drawings and assist/lead during field check stage of the project
- Oversee work of subcontractors
- Ensure work complies with codes, permits and AHJ requirements
- Administer construction contracts, approve work quality and payment requests
- Report to General contractor/Owner about progress and any necessary modifications required
- Attend and/or lead construction/coordination meetings with GC/Owner/Sub-Contractors
- Develop positive and ongoing relationships with customers to ensure company is meeting customer expectations.
- Develop positive relationships with AHJs & potential new customers
- May also conduct surveying, estimating and design functions
- May require field/site visits & travelling for work
- Maintain historical records of all functions for future use
- Recommend improvements in project management procedures and overall company business practices
- Organize personnel to accomplish goals efficiently; prioritize and focus work efforts as required, and assist in the recruitment of additional personnel as required
- Monitor progress of projects, confer with project managers, and review reports to ensure progression according to schedule and budgetary guidelines/forecasts
- Conduct monthly cost to complete meetings providing specific written summary information to Area Manager
- Responsible for financial aspects of all projects, including margin, collections, and cash flow
- Manage Sales reps and sales plan to meet or exceed sales goals
- Manage all project activities from design through completed installation
- Ensure the proper handoff of project information throughout project life cycle
- Responsible for the technical correctness of reports and proposals
- Advise project managers on technical project issues
- Ensure company safety guidelines are followed on all projects and tasks
- Consult with management to identify, plan, and develop methods to continually obtain greater efficiency and improve business processes
- Make certain all departments maintain historical records of activities for future use
- Direct, assist, instruct, check, follow-up, and perform manager assigned responsibilities to maximize effectiveness and attain office objectives
- Review workflow and reassign responsibilities based on anticipated workloads
- Develop reporting personnel to ensure growth and continued success of organization
Job Qualifications:
- High Level of self-motivation
- Ability to multi-task
- Thorough understanding of project management methodologies and phases
- Excellent communication skills, both written and verbal
- Must be able to pass a pre-employment drug test, background and reference check
- A valid Driver’s License
- Strong knowledge of the Fire Protection Industry
- Experience in project management, design, and/or sales is required
- NICET certification a plus confirmed ability to understand the technical and financial aspects of the position
- Demonstrated ability to manage and motivate a team to accomplish goals
