What are the responsibilities and job description for the Real Estate Acquisitions Analyst position at West77 Partners?
OPPORTUNITY SUMMARY
This position will collaborate with the West77 Partners (“Company”) Director of Acquisitions and Legal Counsel to be point person for taking projects from executed purchase agreement through a full underwrite and due diligence of the acquisition target before entering the permitting phase of West77 Partners’ development process. Projects range in size from $12M-$25M and will primarily be ground-up hotel development.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Specific job tasks may include but are not limited to the following:
- Manage the task associated with West77 Partners’ site due diligence process ensuring that all due diligence is completed and internal approvals are obtained within a timeframe that meets third party seller’s contractual requirements.
- Coordinate and evaluate acquisition reports provided by the Acquisitions Team and conduct early analysis of sites as directed by the Director of Acquisitions.
- Research development viability of sites under contract including, but not limited to, access, topography, market demand generators, title, zoning compliance, environmental, and other factors affecting the feasibility of the site for development.
- Travel to sites and markets to better understand the physical requirements of each site, analyze competition and demand drivers, evaluate market feasibility, meet with local government officials, etc.
- Understand the deal terms of each purchase agreement and monitor contract compliance with the Director of Acquisitions and Legal Counsel.
- Engage with architects, engineers, contractors and other third parties involved in the development process.
- Coordinate with the Director of Development in the creation of a clear path to permit based on information and timelines obtained from local government.
- Build initial relationships with zoning and planning administrators for the purpose of facilitating future entitlements or approvals and understanding hurdles to sites’ development.
- Assist the Director of Development by scheduling and attending pre-application meetings with the local jurisdiction and other authorities having jurisdiction (AHJ) such as department of transportation, utility providers, etc.
- Coordinate with third party vendors to provide environmental, geotechnical, survey and other preliminary reports necessary to evaluate the viability of each site.
- Based on the research conducted and third party reports completed during feasibility, present to senior management a recommendation on viability of each site.
EDUCATION AND EXPERIENCE REQUIREMENTS
- Minimum Bachelor of Science required. Degree in Real Estate, Finance, or Business preferred.
- Minimum three years’ experience in real estate related fields (e.g., banking, title & escrow, insurance, brokerage, etc.)
- Strong communication skills
- Demonstrated ability to write effectively
- Intermediate computer skills – Microsoft Word, Excel and PowerPoint required
- Excellent attention to detail
