Job Overview

We are seeking an energetic and highly experienced Construction Senior Project Manager to lead complex construction projects from inception to completion. This pivotal role involves overseeing all aspects of project planning, execution, and delivery, ensuring projects are completed on time, within scope, and within budget. The ideal candidate will bring a proactive approach to project management, exceptional leadership skills, and a passion for driving construction excellence. You will coordinate with clients, contractors, and internal teams to deliver high-quality results while maintaining safety standards and fostering a collaborative work environment.

Senior Project Manager (SPM)

Position Summary:

Reports to the assigned Project Executive, and is responsible for the overall planning, management, and execution of assigned projects. Assigned one project, several projects, or select trade packages on large scale projects. Responsible for completing each project successfully including scheduling, billing, and controlling direct job material and labor costs to generate profit.

Accountable for ensuring that assigned projects are executed in accordance with the contract documents while maintaining Welliver’s high standards of Safety quality and maximizing the Company’s profit opportunities. Supports the Project Superintendent in executing the work successfully.

The Senior Project Manager, along with the Superintendent, is responsible for ensuring a safe work environment.

Based on the SPM’s workload or specific requirements for individual projects, he/she may have a designated Project Administrator to provide support.

This position may have supervisory responsibilities.

Essential Duties and Responsibilities:

Project Profit Responsibility

  • Accountable over time for profit projections and is expected to bring each job within the final approved estimate and accurate profit goals.

Project Planning, Procurement and Start-up

  • Along with Superintendent and Director of Safety, develop and implement the site-specific safety policy for each project.
  • Responsible for the success (including profit and loss) of each project.
  • Ensures that each project starts off successfully by performing careful planning which includes the development of a CPM schedule.
  • Participate in the Project Hand-off Meeting with Estimating, Accounting, Safety and Superintendent.
  • Participate in the Constructability Review Meeting when requested by Estimating. Present comments and concerns relative to site-logistics, sequence of construction, material selections, and required details.
  • Purchasing of subcontracts and purchase orders.
  • Track project buyout.
  • Establishing a schedule of values for billing to be reviewed by the assigned project executive prior to submission.

Work with the Superintendent to develop a CPM Scheduleutilizing the Lean scheduling methods and scheduling software required by the contract documents.

Project Execution and Monitoring

  • Full understanding of Welliver’s Safety Policy and able to provide direction in the field as required.
  • Visits projects regularly to review with the Superintendent the status of the work and any potential or acknowledged problems.
  • Works in conjunction with the Superintendent to monitor quality of workmanship to ensure the success of the project. The Senior Project Manager along with the Superintendent has the authority to reject workmanship not up to standards of the contract documents.
  • Performs monthly cost projections and reviews with the assigned Project Executive and CFO.

Project Documentation

  • Responsible for the execution and approval of all submittals inclusive of product data and shop drawings for compliance with the contract documents.
  • Responsible to include the Superintendent in the approval process and the Superintendent is to provide field data needed for complete approval for the submittal.
  • Works in conjunction with the Superintendent to ensure that all submittals are properly reviewed for compliance with the requirements of contract documents.
  • Develop and maintain a request for information (RFI) log and assure proper, timely replies to the requests for information.
  • Research each RFI to ensure the question is clearly stated and that the answer is not in the contract documents.
  • Log RFI’s in sequential, numerical fashion.
  • Utilize Timberline or other management software required by the contract documents.

Project Billing

  • Payment applications should be prepared on a timely monthly basis and align with the Owner’s billing schedule and submitted to the accounting department.
  • Keep change orders up to date and billed.
  • Monitor the status of outstanding pay requests and perform collection duties and follow-up as necessary to ensure timely payment.
  • Enlist the support of the Accounting Department, the CFO, and the Project Executive as needed.

Estimating and Negotiating Change Orders

  • Responsible for estimating and negotiating change orders.
  • Completes budget revisions timely and accurately upon approval of change orders.
  • Works with accounting to update budgets and verify accuracy.
  • Generate and issue subcontractors change orders and authorize them to proceed.
  • Use Timberline for the change order process.

Project Close-Out

  • Prepare for close-out seeking to achieve substantial completion as promptly as possible.
  • Contract documents are reviewed to ensure fulfillment.
  • Works with the owner, architects, engineers, and subcontractors to develop final punch lists which are all coordinated with the Superintendent.
  • Ensure completion of as-built drawings and obtain all operations and maintenance manuals, and letters of guarantee from all subcontractors for submission to the owner and/or the architect and engineer.
  • Review the cash flow status of the job to see that the change orders have been reconciled and submit the final invoice.

Building/Maintaining Owner/Architecture Relationships

  • Interact with the Owners frequently, and is responsible for building and maintaining a positive, lasting relationship to assist Welliver in getting additional future work.
  • Follow-up with former contacts from time-to-time and report/track results in the Customer Performance Management (CPM) software system.

Feedback to Estimating

  • Responsible for providing constructive feedback to the Estimating department throughout each project.
  • Job reviews performed monthly.

Marketing/Presentations

  • Participate as required in presentations for future clients/projects as well as existing clients for future work.

Physical Requirements and Work Environment:

  • This is a full-time position which will typically involve 40 hours a week. Due to the nature of the job, the employee must be available on-call early/late hours to deal with delays, bad weather and emergencies at the job site.
  • The employee may travel extensively when the construction site is not close to the main office or when responsible for activities at two or more sites.
  • Must be able to pass a drug screen.
  • Must be able to sit, stand, walk, squat, climb, balance, kneel, hear, talk, drive

for extended periods of time.

  • Must endure regular exposure to all weather conditions, including hot, cold,

humid, and rain during all seasons throughout the year.

  • May be exposed to uncomfortable or distracting sounds or noise levels on

sites of projects being managed.

  • Must wear common protective safety equipment, such as safety glasses, closed toed shoes,

gloves, hearing protection, hard hats, and a high visible vest as required when working on site.

Required Education and Experience:

· Bachelor’s degree in Construction Science, Construction Management, Architecture, Engineering, or related field preferred.

· Minimum of five years’ related experience in residential and/or institutional projects.

· Proficient use of Microsoft Office Suite and Project Management Software.

Licenses and Certifications:

  • Required OSHA 30 certification.
  • Valid current driver license.
  • Maintain First Aid/CPR training.

Pay: $100,000.00 - $125,000.00 per year
