Job Overview
Wedgewood of Palm Harbor is a well-established townhome community located in Palm Harbor, known for its quiet residential character, mature landscaping, and strong sense of neighborhood pride. The community comprises 368 townhomes and offers a variety of shared amenities, including a pool and spa, tennis courts, a basketball area, a playground, ponds, and a clubhouse.
We are seeking a part-time Licensed Community Association Manager (CAM) to serve as the on-site/assigned manager responsible for the association's day-to-day operations. This role works closely with the President and Board of Directors to ensure compliance with Florida statutes, governing documents, and best practices in HOA governance.
The ideal candidate will have experience managing townhome or HOA communities, strong financial and administrative skills, and the ability to communicate clearly and professionally with board members, vendors, and residents. Responsibilities include oversight of vendors and contracts, budget support, meeting coordination, records management, rule enforcement, assisting the Board with long-term planning and operational stability, and working alongside our Maintenance Supervisor to ensure the maintenance schedule is executed.

Responsibilities
Financial Management:
- Prepare and manage the annual budget.
- Oversee and collect assessments/dues.
- Monitor and control community expenses.
- Prepare financial reports for the Board of Directors.
Administrative Duties:
- Maintain accurate resident records.
- Coordinate and schedule community meetings.
- Prepare meeting agendas and minutes.
- Handle resident inquiries and complaints promptly and professionally.
- Enforce community rules and regulations.
- Manage architectural and landscaping requests.
- Oversee vendor contracts and maintenance services.
- Manage employees (with Board oversight)
Community Relations:
- Foster positive relationships with residents.
- Communicate effectively with residents through newsletters, emails, and community events.
- Organize and participate in community events.
- Address resident concerns and resolve conflicts fairly and effectively.
- Represent the community to external parties.
Property Management:
- Ensure the proper maintenance and upkeep of community grounds and common areas.
- Assist with the coordination of maintenance and repair activities.
- Conduct regular property inspections at least quarterly.
- Ensure compliance with all applicable laws and regulations (e.g., Florida Statutes and local ordinances).
Legal and Regulatory Compliance:
- Stay informed of and comply with all relevant Florida Statutes 720 and regulations.
- Advise the Board of Directors on legal and regulatory matters.
- Manage legal matters assigned by the Board.
- Notarize HOA documents when required.
Qualifications:
- Must know and understand Florida Statute 720 & 617 to be able to advise the Board.
- Proven experience as a Community Association Manager (minimum 3 years).
- Strong understanding of Florida Statutes and relevant regulations.
- Possess or in the process of obtaining a Notary Public
- Excellent written and verbal communication skills.
- Strong organizational and time-management skills.
- Proficiency in Microsoft Office Suite and property management software.
- Ability to work independently and as part of a team.
- Excellent customer service and interpersonal skills.
- Ability to handle multiple tasks and prioritize effectively.
- Strong problem-solving and decision-making skills.
- Professional and diplomatic demeanor.
- Valid Florida Driver's License and reliable transportation.
Please note: This is a Homeowners' Association PDD Community, not a Condo Association. All candidates MUST have an HOA background and not a COA background.
Pay: $55,000.00 - $70,000.00 per year
