Director of Maintenance
Wayman Place Senior Living – Longwood, FL
Full-Time | Monday–Friday | On-Call Rotation Required
Wayman Place Senior Living is seeking an experienced and dependable Director of Maintenance to oversee all building operations and ensure a safe, clean, and well-maintained environment for our residents, staff, and visitors. This role is essential to maintaining compliance with Florida Assisted Living Facility (ALF) regulations and ensuring the highest standards of safety and resident satisfaction.
Key Responsibilities
Facility Operations & Safety
- Oversee all daily maintenance operations, including repairs, preventative maintenance, and safety compliance.
- Ensure the facility meets all ALF regulatory requirements, including fire safety, emergency preparedness, sanitation, and environmental standards.
- Conduct routine safety inspections of the building, grounds, and equipment.
- Maintain compliance documentation, logs, and inspection records as required by AHCA and state regulations.
Preventative Maintenance
- Develop and manage a preventative maintenance schedule for HVAC, plumbing, electrical, appliances, and life safety systems.
- Monitor and maintain all fire protection equipment, including alarms, extinguishers, and sprinkler systems.
- Coordinate routine testing of emergency generators and ensure proper functioning.
Vendor & Project Management
- Coordinate outside contractors for repairs, inspections, and capital improvement projects.
- Review and approve vendor invoices, ensuring work meets quality and safety standards.
- Obtain bids for major repairs or projects and present recommendations to leadership.
Team Leadership
- Supervise maintenance personnel and housekeeping staff (if applicable).
- Provide training, performance feedback, and ensure staff follow safety and infection-control protocols.
- Participate in on-call rotation for emergency situations.
Resident & Staff Support
- Respond promptly to work orders submitted by staff or residents.
- Ensure a courteous, professional, and resident-focused approach at all times.
- Assist with room turns, move-ins, and occupancy readiness.
Qualifications
- Minimum of 2–3 years of maintenance management experience, preferably in an ALF, SNF, or healthcare setting.
- Strong knowledge of Florida ALF requirements, building codes, and life safety regulations.
- Experience with HVAC, electrical, plumbing, and general building repairs required.
- Ability to meet physical demands, including lifting, bending, climbing, and long periods of walking/standing.
- Valid Florida driver’s license and reliable transportation.
- Ability to be on call for emergencies on a rotating schedule.
