QUALIFICATIONS:

1. M ust have at least two or more years proven experience in the area of Maintenance ; journeyman level craftsman
i n one or more of the building trades or be a Vo-Tech graduate with a journeyman rating, preferred.

2 . M ust have a valid Kentucky driver's license.

3 . H igh school diploma, G.E.D. certificate, or satisfactory progress towards a G.E.D.

4. M ust meet the requirements for a criminal record check as specified by Kentucky State Law.

5. M ust meet health requirements as specified in District Personnel Policy.

GOAL:

P rovide proper maintenance and HVAC equipment operation of assigned schools.

REPORTS TO:

D irector of Facilities and Maintenance.

C RITICAL SKILLS/EXPERTISE REQUIRED:

KNOWLEDGE OF

1 . T ools, equipment, methods and materials used in semi-skilled to skilled maintenance in at least one of the
building maintenance and construction trades.

2. O peration and use of hand and power tools and equipment.

3. R equirements of maintaining buildings and facilities in good repair.

4. R equirements of maintaining school buildings in a safe, clean and orderly condition.

5 . C leaning equipment, tools, materials and supplies used in custodial work.

6 . B asic record-keeping techniques.

7 . H ealth and safety regulations and procedures.

8 . P roper methods of storing equipment, materials and supplies.

9. P roper lifting techniques.

ESSENTIAL JOB FUNCTIONS:

A BILITY TO:

and furniture.

2. O perate basic maintenance tools and equipment.

3. A ssist skilled personnel in the maintenance and repair of buildings and facilities.

4. U se common cleaning equipment and supplies safely and efficiently.

5. M ove and arrange furniture and equipment of meetings and special events.

6. O bserve and report safety hazards and need for maintenance and repair.

7. M aintain routine records related to work performed.

8. U nderstand and follow oral and written directions.

9. C ommunicate effectively both orally and in writing.

10. Work cooperatively with others.

of the schools.

P ERFORMANCE RESPONSIBILITIES:

1. P erforms required planned and corrective (repair) maintenance for all building surfaces, fixtures, systems, and
equipment for assigned facilities.

2. O perates HVAC (heating, ventilating and air conditioning) equipment at the lowest feasible cost following
established procedures.

3 . P erforms equipment planned maintenance tasks such as: checking for proper equipment operation; lubricating
bearings; changing air filters; and cleaning heat exchanger and condenser coils.

4. P erforms electrical and plumbing system planned maintenance tasks such as: inspecting plumbing fixtures for

leaks and repairs; checking drain lines to insure they are free of obstruction; checking appliances for proper
operation; testing light switches and electrical outlets; and conducting ground fault detection tests, etc.

5. P erforms building surface maintenance tasks such as: inspecting roofs for leaks, cleaning gutters; removing
debris from roofs, inspecting interior and exterior walls for cracks and holes and repairing; inspecting doors
a nd windows, including hardware and adjusting or repairing, etc.

6. P erforms such electrical tasks as: relamping, replacing light fixtures, switches, and outlets, and replacing fuses
and resetting circuit breakers.

7. P erforms such mechanical tasks as repairing and/or replacing space temperature and HVAC equipment controls.

8. P erforms such carpentry work as: hanging doors and installing windows; replacing/repairing door and window
hardware; reglazing windows; installing and/or repairing door and window screens; replacing and/or repairing
cabinets and handrails; repairing roofs, gutters and downspouts; replacing floor tiles and repairing carpet; and
patching plaster walls and ceilings.

9. P erforms such masonry work as: patching cracked concrete; replacing broken masonry blocks and ceramic tiles;
r egrouting ceramic tile; and sealing concrete and exterior brick walls.

10. Performing such plumbing tasks as: replacing faucet washers, seats, stems, spigots and hardware; resetting
commodes, tubs and sinks; repairing water leaks; replacing and/or repairing flush valves or flush tank hardware;
and clearing clogged drains and soil lines.

1 1. Performs miscellaneous maintenance related tasks for a variety of situations as directed by immediate
supervisor such as: repairing playground equipment; servicing and/or repairing grounds care and custodial
equipment; servicing and/or repairing vehicles; and repairing work tools and equipment, etc.

12. Performs such plumbing tasks as: inspecting plumbing for leaks and repairing them as soon as possible;
replacing faucet washers, seats, stems, spigots, valves, pipes, traps, strainers, commodes, lavatories and
tubs; unclogging and checking drains, grease traps and sanitary sewage lines.

13. Provides assistance to other maintenance mechanics as necessary, performing such tasks as repairing building
surfaces and equipment, replacing equipment system components, installing new equipment and the like.

14. Operates HVAC (heating, ventilating and air conditioning) equipment according to established procedures and
instructions; checks all major system components daily and keeps an accurate operator's log, current at all times.

15. Utilizes a wide range of powered and non-powered hand tools such as drills, sanders, sewage line cleaners,
s aws, hammers, pliers, screwdrivers, wrenches, oilers and volt-ohm-amp meters.

16. Makes recommendations to the Director of Facilities and Maintenance regarding maintenance within a
specified area.

17. Trouble shoots maintenance problems using visual and appropriate testing equipment.

18. Operates and makes all installations and repairs in accordance with local, state and national codes.

19. Develops material lists for assigned jobs and obtains materials and equipment to perform these jobs.

20. Provides off-shift and weekend maintenance coverage as scheduled by the Director of Facilities and
Maintenance.

21. Inspects, tests and keeps required records of all fire risers, extinguishers, fire doors and other required fire safety

code items.

22. Demonstrates loyalty and dedication to the purposes and goals of the Warren County Public Schools.

23. Performs such other duties as may be assigned by the Director of Facilities and Maintenance.

TERMS OF EMPLOYMENT:

1. W ork year is comprised of 12 months employment with paid holidays and vacation as designated by
c urrent school calendar and Board Policy.

2. S alary commensurate with adopted classified personnel salary schedule.

3. S ick leave and emergency leave as stated in Board Policy.

EVALUATION:

Performance of this job will be evaluated in accordance with Board Policy on Evaluation of Classified Personnel.
Evaluation will be conducted by the Director of Facilities and Maintenance.
