Leasing
- Conduct high-quality tours and clearly articulate the WareSpace value model to close quality leads
- Execute customized sales strategies to overcome objections and close deals
- Demonstrated expertise in competitive market dynamics, including asset type, product offerings, concessions, and pricing.
- Maintain disciplined CRM execution in HubSpot, including timely follow-ups and accurate pipeline management
- Prepare lease documentation and guide tenants through signing, insurance, and compliance requirements
- Enter all lease data into the lease management system and set up recurring transactions
- Ensure all tenant needs are met before move-in
- Manage renewals proactively with a retention-first mindset that protects and grows NOI
- Oversee daily property and facility management including recurring (HVAC, landscaping, cleaning) and one-time ad-hoc services
- Operate the facility at a consistently high standard every day, including cleanliness, safety, rule enforcement, and tenant experience
- Source and bid all recurring service contracts annually
- Ensure all vendor contracts meet WareSpace standards and required paperwork is on file (W-9s, COIs)
- Monitor vendor performance and ensure compliance with WareSpace standards
- Own service requests end-to-end, whether resolved personally or through vendors Ensure all common areas, loading areas, equipment, and tenant-facing spaces meet WareSpace expectations at all times
- Address tenant issues promptly and professionally, balancing customer service with policy enforcement
- Handle rent collection and manage delinquency or termination processes if necessary
- Address tenant issues as they arise
- Maintain common areas, equipment, and warehouse cleanliness daily including incoming and outgoing packages, ensuring proper handling and staging
- Conduct regular property and third-party inspections and submit reports as needed including compliance with jurisdictional regulations
- Assist Facilities & Construction team with capital projects
- Own all projects (repairs, unit turnover, improvements, and capex support) from scope definition through completion
- Source vendors, obtain competitive pricing, manage timelines, and ensure quality execution
- Hold vendors accountable to pricing, SLAs, insurance, paperwork, and performance standards
- Actively manage vendor relationships to ensure cost control, reliability, and high-quality outcomes
- Build a tenant community and encourage participation in events in coordination with tenant experience (Food and Networking Events, Etc.)
- Develop tenant relationships to support their business growth
- Build strong tenant relationships that drive natural renewals and long-term occupancy
- Deliver top-tier operations, customer service, and tenant relations that create a “sticky” tenant experience
- Foster a professional, responsive, and solutions-oriented environment for tenants
- Propose and implement new service offerings or events tailored to tenant needs using the New Initiative Form to present a business case
- Support tenant community initiatives and events that enhance engagement and satisfaction
- Think and act like an asset manager with full financial ownership of the property
- Partner with Corporate to build and manage annual operating budgets and 3-5-10 year capital improvement plans Review, approve, and submit bills; resolve discrepancies with vendors
- Grow NOI through disciplined expense control, timely rent collection, and proactive delinquency management
- Review, approve, and control invoices; resolve discrepancies and prevent budget leakage
- Track income and expenses; provide monthly variance reports
- Use all software tools according to WareSpace standards:
- HubSpot: Track leads, update statuses, and complete follow-ups
- Rent Manager: Input leases, track service tickets, upload documents
- Brex: Input receipts, memos and code to appropriate account code
- AvidXchange: Approve invoices while referencing building budget
- Collaborate with other GMs and Corporate to share best practices and improve procedures
- Travel to other WareSpace sites as needed for coverage
- Submit reports and complete documentation on time
- Perform additional duties as assigned

- 6 years operations experience
- Bachelor’s degree or equivalent military service
- Availability during business hours and for after-hours needs
- Experience requires strong organization, attention to detail, and recordkeeping
- Professional office environment with controlled conditions
- Full-time, in-office role - Working Hours are Monday- Friday, 8am to 4pm or 9am to 5pm, location dependent.
- Responsible for after-hour and weekend emergencies
- Occasional travel for site coverage
- Ability to lift and move up to 25 lbs.
