Exemption: Non-Exempt
Starting Hourly: $28.00

The Wallingford Housing Authority has an opening in the Maintenance Department for the following FT 40hrs/week position: Maintainer 3. The hourly rate is $28.00 commensurate with the collective bargaining agreement. The following job duties are associated with this position.
Position Summary
The Maintainer 3 is a maintenance professional responsible for performing advanced repairs, installations, and preventative maintenance across housing authority properties. This role may also provide guidance to lower-level maintenance staff and ensure work is completed safely, efficiently, and in compliance with housing regulations.
Key Responsibilities
- Perform advanced maintenance and repair work in areas such as plumbing, electrical, carpentry, HVAC, and general building systems
- Diagnose complex maintenance issues and implement effective solutions
- Conduct preventative maintenance inspections on buildings, systems, and equipment
- Lead or assist in major repair projects, unit turnovers, and renovations
- Ensure compliance with local, state, and federal housing codes and safety regulations
- Respond to emergency maintenance requests, including after-hours calls as required
- Maintain accurate records of work performed, materials used, and inspections
- Train and mentor Maintainer I and II staff as needed
- Coordinate with contractors and vendors for specialized repairs
- Maintain tools, equipment, and work areas in safe and working condition
Qualifications
Education & Experience:
- High school diploma or GED required
- Experience in building maintenance or skilled trades
- Experience in public housing or property management preferred
Skills & Knowledge:
- Strong knowledge of electrical, plumbing, HVAC, and carpentry systems
- Knowledge of safety procedures and OSHA standards
- Strong troubleshooting and problem-solving skills
Licenses & Certifications
- Valid driver’s license
Physical Requirements
- Ability to lift 50 pounds
- Frequent standing, walking, bending, climbing ladders
- Ability to work in various weather conditions
Working Conditions
- Work performed indoors and outdoors across multiple housing sites
- May be exposed to hazardous materials, noise, and varying temperatures
- On-call or emergency response duties are required
