Capital Projects amp; Green Initiatives Manager

Position Summary:

The Capital Projects amp; Green Initiatives Manager is responsible for planning, managing, and executing capital improvement projects of all sizes across Wake Robin, ranging from small facility upgrades and renovations to major infrastructure and campus-wide capital projects. The role has a strong focus on environmental stewardship and helping the community reduce its carbon emissions. This position ensures that projects are completed on time, within budget, and to specifications while adhering to all relevant regulations and safety standards. The manager works closely with cross-functional teams, contractors, consultants, residents, and organizational stakeholders to deliver infrastructure, facilities, and improvement projects that support Wake Robin’s strategic goals. A key component of the role is partnering closely with the Facilities Manager to evaluate, prioritize, and implement HVAC system upgrades, modernization efforts, energy-efficiency improvements, and other major building system initiatives across the campus.

Key Responsibilities:

Project Planning and Management

  • Lead the planning, design, and implementation of capital projects from conception to completion, including small, medium, and large-scale facility and infrastructure projects.
  • Develop project scopes, objectives, budgets, and schedules in alignment with organizational priorities. •
  • Coordinate with internal departments and external contractors to establish project specifications and milestones.
  • Partner with the Facilities Manager to assess building infrastructure needs and develop phased plans for HVAC replacement, modernization, controls optimization, and energy-efficiency improvements.
  • Monitor emerging environmental trends, regulations, and technologies to propose proactive measures for compliance and operational efficiency.
  • Oversee the management of carbon reduction and sustainability projects, ensuring milestones are met on time and within budget.
  • Develop and implement strategies to achieve organizational sustainability and environmental goals.
Budgeting and Cost Control
  • Develop detailed project budgets and oversee all related expenditures.
  • Monitor and report on project costs, ensuring adherence to approved budgets.
  • Identify cost-saving measures and negotiate contracts with vendors and suppliers.
Procurement and Contract Management
  • Source and evaluate contractors, vendors, and service providers.
  • Manage contracts, ensuring compliance with terms and conditions.
  • Oversee procurement processes and ensure timely delivery of materials and services.
Compliance and Quality Assurance
  • Ensure all projects comply with relevant regulations, safety standards, and environmental guidelines.
  • Conduct inspections and quality checks to confirm adherence to specifications.
  • Manage permits, approvals, and interactions with regulatory bodies.
Risk Management and Problem-Solving
  • Identify potential risks and develop mitigation strategies.
  • Address project challenges promptly to minimize delays or cost overruns.
  • Work collaboratively to resolve conflicts and maintain project momentum.
Team Leadership and Collaboration
  • Supervise the Capital Projects Project Coordinator, providing leadership, mentoring, and professional development.
  • Lead cross-functional project teams, fostering collaboration, accountability, and successful project execution.
  • Build strong relationships and facilitate effective communication among residents and other stakeholders to ensure alignment, transparency, and engagement.
  • Collaborate with senior management to align projects with organizational goals.
  • Maintain a close working relationship with the Facilities Manager to coordinate campus infrastructure planning, HVAC capital investments, maintenance-related projects, and operational priorities.

Qualifications:

  • Bachelor’s degree in mechanical engineering, construction management, architecture, facilities management, or a related field.
  • Minimum 5 years of experience in capital project management or facilities infrastructure.
  • Experience with commercial building systems and major building infrastructure, including HVAC, building automation systems, and energy management strongly preferred.
  • Experience leading sustainability, energy efficiency, decarbonization, or carbon reduction initiatives strongly preferred.
  • Proven track record of successfully delivering capital projects of varying size and complexity on time and within budget. •
  • Strong knowledge of project management methodologies and software.
  • Excellent budgeting, negotiation, and contract management skills. • Familiarity with relevant regulations, codes, and safety standards.
  • Strong leadership, communication, and problem-solving abilities.
  • Professional certifications such as PMP (Project Management Professional) or similar are a plus.

Schedule:

  • Monday – Friday 8 am – 5 pm, with flexibility to extend hours as needed.
​Salary:
  • $81,000 – $101,000 annually
(Starting salary is determined based on candidate's experience, education, and relevant skills as well as internal equity considerations.)
