Condo Association - Operations Supervisor

Seeking an experienced individual to oversee and facilitate the day-to-day operations of a condo association property. The operations supervisor responsibilities include direct management of staff and contractors as well as daily interaction with guests and homeowners. The position requires the ability to multi-task on a variety of levels with the utmost of focus and professionalism.

• Direct the daily, weekly, and monthly activities of maintenance and janitorial staff that perform repairs, maintain buildings and grounds, and monitor common areas.
• Oversee the hiring and development of maintenance and janitorial staff, create department schedules, develop protocols and procedures, promote employee morale, motivate performance, and resolve personnel issues.
• Oversee the hiring and performance of contracted workers and companies. Verify timely and quality completion of work, proper billing, and adherence to house rules.
• Support and supervise staff and contractors by providing reports that ensure efficient and effective departmental operations.
• Organize and direct staff and contractors on special projects as needed and assigned.
• Daily inspection of the grounds, facilities, and equipment to determine the necessity of cleanliness, repairs and/or maintenance.
• Assist in planning, scheduling, and coordinating general property maintenance, major repairs and remodeling or construction projects.
• Communicate with and manage property vendors. Seek new vendors, secure bids and contracts as needed. Oversee and monitor projects and progress.
• Order and maintain materials and supplies.
• Maintain company files and records and provide administrative support to management
• Financial management of the property operating and reserve budget

Qualifications:

• To successfully perform in this position, the individual should have a strong knowledge of landscaping, irrigation systems, pool and spa systems, building equipment, facilities maintenance requirements, general contracting and project management.
• The individual should have sufficient computer and software skills to use word processing, accounting, inventory programs; and a strong ability to communicate effectively in both oral and text forms.
• The Operations Supervisor should assure his/her availability for effective lines of communication on a 24/7 basis. He/she should be able to establish respectful and harmonious relationships within the diverse community of Wailea Point; and to respond to an array of different requests and demands.
• Finally, the individual should be self-reliant, dependable, principled, and motivated to take on assignments, especially when doing so improves the organization and assures the efficient use of Association resources.

Job Type: Full-time

Pay: $75,000.00 - $85,000.00 per year
