SUMMARY
The Property Manager (PM) is responsible for leading the overall performance of the community to meet and exceed Company business objectives. This individual works alone or leads others over a designated geographic area or a community. The PM learns, implements, supports and teaches Company policies and procedures. We are dedicated to exceptional customer service, which includes interactions with residents, guests, and co-workers. Employees are expected to use their best judgment in determining the most appropriate course of action, using customer service as a guiding principle. An Ideal candidate will have scattered site Property Management experience, but not a must.
JOB DUTIES
- Assists in budget preparation; meets/exceeds budget; ensures all receivables are handled according to defined standards; ensures accuracy of all resident ledgers and accounts; executes the delinquent account tasks according to company standards; ensures all invoices are accurate and submitted in a timely manner.
- Participates in staff selection/interview process; supervises, trains and provides support and direction to the staff; resolves personnel issues and supports team building; prepares annual reviews, implements goals and personal development plans for staff; supports/motivates staff to participate in classes and training; maintains approved staffing, schedules, workloads, and PTO time of staff; audits, approves and submits employee payroll records in a timely manner; reports all material incidents to HR, immediately.
- Manages and executes the defined Sales Process; leads Leasing Consultants by setting the example, teaching, and coaching; audits marketing material for accuracy; recommends and implements additional marketing vehicles, pricing changes; analyzes competition; executes the standard Renewal process; ensures the highest level of curb appeal; reviews lease applications for approval and verifications; ensures office is open as advertised; maintains excellent resident relations; ensures residents are in compliance with lease terms, community rules, and policies.
- Physically inspects the community and addresses issues with maintenance; ensures risk management issues are addressed and the site meets all regulatory agency requirements; coordinates move-outs with maintenance to ensure timely recondition of apartments; monitors and schedules all maintenance activities; tracks the status of all work orders; assigns appropriate move-out charges and account reconciliation; inspects all rent ready apartments; oversees the purchases of supplies; approves all vendor invoices.
- Conducts all duties in accordance with Company policies and procedures, Fair Housing, Employment Laws, Fair Credit Reporting Act, EPA and OSHA regulations, and all other laws pertaining to residential property management; performs other duties as assigned.
PERFORMANCE OBJECTIVES
Include, but not limited to, Community Net Operating Income, Occupancy, Resident Retention, Service Request Resolution in 24 hours, Unit Turn Timeliness, Customer Service Feedback, Delinquency, Team Membership, Curb Appeal.
PREFERRED KNOWLEDGE, SKILLS, EDUCATION and EXPERIENCE
Previous management experience; responsibility for operational results, sales, marketing and staff supervision; residential property management; ability to develop rapport with people; strong analytical, organizational, problem solving and multi-tasking abilities; strong written and verbal communication skills; proficiency with Microsoft Office products; able to give clear direction and respond to inquiries; understands accounting principles and budget process; provides exceptional customer service; project management; negotiation and conflict resolution skills; High School Diploma or equivalent.
WORK ENVIRONMENT
The PM works from the corporate office and interfaces with external/internal customers, residents, and vendors on a regular basis. Hours range from 9 am – 5:30 pm. On rare occasion, the PM may be scheduled to work weekends (Sat/Sun) and must be available to work over-time as needed. The PM should be flexible and readily available depending on the needs of the property.
PHYSICAL REQUIREMENTS
The PM physical condition must be sufficient for the consistent and successful completion of the responsibilities defined for this position and for his/her performance to be in complete conformance with all professional standards defined for this position. The employee is frequently required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl. May be required to lift and/or move up to 25 pounds. Must be able to drive during the course of work.
