Key Responsibilities
We are seeking a Director of Preconstruction to lead and oversee all preconstruction operations. This senior leadership role is responsible for driving consistency in estimating, strengthening project planning processes, and supporting strategic growth initiatives. The position serves as a key bridge between executive leadership and project execution, ensuring high-quality deliverables and strong team performance.
Key Responsibilities
- Forecast workload and manage resource planning across active and upcoming pursuits
- Establish and drive trade partner engagement and bid coverage strategies
- Oversee daily operations of the Preconstruction Department across multiple locations
- Lead, mentor, and develop Preconstruction Managers, Estimators, and support staff
- Ensure accuracy and consistency in conceptual budgets, design-phase estimates, and GMPs
- Develop and implement department standards, processes, and best practices
- Support pursuit strategy, including participation in go/no-go decisions and proposal development
- Collaborate with Operations, Business Development, and Executive Leadership on project strategy
- Lead continuous improvement initiatives for estimating tools, cost databases, and workflows
- Participate in client meetings, presentations, and interviews as a senior technical leader
- Strategic judgment and decision-making in preconstruction and project pursuits
- Strong technical expertise in cost estimating, budgeting, and risk analysis
- Team leadership and development across multi-level preconstruction staff
- Excellent communication and client-facing abilities
- Ownership mentality with accountability for results and outcomes
- 12-18 years of experience in preconstruction or construction estimating, including leadership experience
- Strong background in CM-at-Risk delivery, conceptual estimating, and design-phase cost control
- Proven ability to manage multiple projects and lead high-performing teams
- Proficiency in estimating software, cost modeling, and data analysis tools
- Bachelor's degree in Construction Management, Engineering, or related field required
- Certifications such as LEED AP or Certified Professional Estimator (CPE) are a plus
- Base Salary: $150,000 - $175,000
- Discretionary Bonus: 5-10%
- Profit Sharing: ~4%
- 401(k) Match: 3-4%
