Overview
As a Assistant Project Superintendent, you will be responsible to support the Project Superintendent for the onsite management of large, complex, modular multi-family projects. Your team goal will be to ensure that projects are completed safely, on time, within budget, and to the satisfaction of clients and stakeholders. Residential Modular or Multifamily experience required.
Key Responsibilities
As a Assistant Project Superintendent, you will be responsible to support the Project Superintendent for the onsite management of large, complex, modular multi-family projects. Your team goal will be to ensure that projects are completed safely, on time, within budget, and to the satisfaction of clients and stakeholders. Residential Modular or Multifamily experience required.
Key Responsibilities
- Review all current project documents and become familiar with the project:
- Project Documents / Plans and Specifications
- Project Reports
- Project Budget
- Project Schedule
- Subcontract agreements in draft and final form, including scope of work and schedule of values for each trade. At the onset, these will not be complete, but will be completed as the project develops.
- Assist in the enforcement of a comprehensive project safety program. The plan will be developed, with the Superintendent's input, by a third party consultant. The Safety Consultant will be available throughout the project to provide training, inspections, reports, etc. You will:
- Support weekly safety meetings.
- Observe all operations and halt unsafe activities
- Participate in the enforcement of safety requirements to all employees, visitors, and subcontractors.
- Identify conflicts and inconsistencies, in the construction drawings to be reported to the project manager for issuance of Requests for Information.
- Support the Project Superintendent to manage the Subcontractor and Company self-perform crews to provide ample communication and advance notice to ensure that all trades are well coordinated and can adhere to the project schedule.
- Ensure that all work complies with local, state, and federal building codes and regulations.
- Attend inspections by local agencies
- Manage corrections by the responsible parties
- Ensure that all agency approvals are acquired in the correct sequence and at the required key construction points in the project.
- Ensure that all work is performed in compliance with safety and quality standards.
- Oversee day to day onsite activities including:
- Ensure that the site is secure at all times including managing a private security team, and ensuring that gates, fences, and project entrances, doors, etc. are managed to prevent theft and vandalism.
- Ensure that the site and the modules are protected from weather at all times, including following 10 day weather forecasts to ensure that protective measures are in place prior to weather events.
- Ensure that agency requirements including storm water and AQMD are consistently met.
- Ensure that Subcontractor crews are scheduled and informed to perform their tasks according to the projects schedule.
- Ensure that Subcontractor crews meet the Superintendent's requirements for material deliveries, crane lifts, parking, and other critical tasks in subcontractor management.
- Provide support to review and approve project contracts, change orders, and invoices as required by the Project Superintendent.
- Manage the issuance of a project daily report to provide a timely, consistent, informative, and professional daily report every day without fail utilizing the Company format and software.
- Participate in the the QA/AC process.
- Assist in the management of project closeout activities, including final inspections, punch lists, and warranty work.
- Manage project team members including laborers.
