Make Ready Technician

Job Overview
The Make Ready Technician plays a crucial role in ensuring that residential units are prepared for new tenants. This position requires a blend of mechanical knowledge and facilities maintenance skills to address various maintenance tasks efficiently. The ideal candidate will have a strong focus on customer service and the ability to work independently while maintaining high-quality standards.

Duties

• Conduct thorough inspections of residential units to identify necessary repairs or improvements.
• Perform minor repairs including plumbing, electrical, and HVAC tasks as needed.
• Execute residential painting and touch-up work to ensure units are visually appealing.
• Fabricate and install fixtures or components as required for unit readiness.
• Maintain a clean and organized work environment, ensuring tools and materials are stored properly.
• Provide excellent customer service by addressing tenant concerns promptly and professionally.
• Collaborate with team members, demonstrating leadership when necessary.
• Make Keys
• Routinely perform the following duties in order to restore apartment to “market ready” status:
• Check all lights and replace as necessary
• Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors
• Check appliances and inform Maintenance Supervisor of problems
• Assist in changing or removing appliances from apartment
• Make keys
• Check faucets and sink plugs and repair/replace as necessary
• Responsible for sheetrock and painting
• Repair or replace mini-blinds, ceiling fans, etc.
• Repair plaster holes in walls
• Inspect bathroom tiles, perform minor repairs/replacements
• Change A/C filters Lend assistance during “trash-out,” move heavy/bulky items to dumpster
• Assist in keeping grounds clean at all times
• Assist maintenance when requested
• Deliver notices to all apartments
• Report supply needs to Manager or Maintenance Supervisor

Qualifications

• High School diploma or equivalent
• General knowledge of all things pertaining to property maintenance
• Skill in the safe use and maintenance of power tools
• Willingness to work a flexible work week including weekends and on-call hours
• Able to multitask and meet deadlines
• Knowledgeable of pertinent laws including EPA and OSHA regulations
• Must be able to walk the property which includes climbing stairs
• Able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies and stand for extended periods of time
• Ability to lift 50 pounds

Job Type: Full-time

Pay: $13.00 - $15.00 per hour
