About the Role:
As the Residential Leasing Agent, you will be responsible for the day-to-day operations of a residential community. Your goal is to protect ownership interests, maintain high occupancy levels, control operating costs, and deliver outstanding service to residents. This is not an on-site living position.
Key Responsibilities:
- Property Oversight: Ensure the property is well-maintained, welcoming, and compliant with all regulations. Maintain a clean, safe, and friendly environment for residents.
- Leasing Management: Market and lease available units. Conduct tours, screen applicants, process applications, and manage waitlists. Ensure all units are show-ready.
- Tenant Relations: Coordinate move-ins and move-outs, complete leasing paperwork, conduct inspections, and enforce community policies.
- Maintenance Coordination: Submit and follow up on maintenance requests to ensure timely and quality resolution.
- Administrative Duties: Maintain digital records of tenant activity including leases, maintenance logs, notices, and violations. Uphold strict file and data security.
- Marketing & Advertising: Regularly post and update listings to reflect current rates and availability. Respond promptly to inquiries from walk-ins, calls, and emails.
- Rent Collection: Collect current and past-due rent, assist with online payment processing, and provide support for rental assistance documentation.
- Property Walks: Conduct daily inspections of common areas (landscaping, laundry, signage, etc.) and report any maintenance needs to the Regional Manager.
- Community Standards: Ensure grounds are consistently clean and enforce community rules and regulations.
- Legal Compliance: Maintain knowledge of and compliance with local, state, and federal housing regulations.
Qualifications:
- Proven experience as a Property Manager or similar role in residential property management
- Strong communication and interpersonal skills
- Customer service-oriented with the ability to resolve resident concerns professionally
- Knowledge of applicable housing laws and regulations
- Highly organized with excellent time management and problem-solving skills
- Comfortable working with Class C properties and knowledgeable about the unique needs and challenges associated with these communities
- Ability to work both independently and collaboratively
- Bilingual in Spanish required
