Position Summary
We are seeking a reliable and skilled Maintenance Technician to oversee the day-to-day maintenance and repair operations of a 66-unit multi-family residential property. This role involves a wide range of hands-on responsibilities including maintaining mechanical equipment, performing light electrical and plumbing repairs, and completing unit turnovers such as drywall repair, painting, flooring, and other minor remodeling work. The technician will also diagnose maintenance issues, respond to tenant work orders, maintain common areas, and help ensure all building systems are operating safely and efficiently.
The ideal candidate will have experience in apartment or building maintenance and be comfortable troubleshooting issues independently. Experience with mechanical systems such as boilers, water heaters, plumbing fixtures, and basic electrical work is preferred. Candidates should be dependable, organized, and capable of performing physical tasks such as lifting equipment, climbing ladders, and using maintenance tools. Prior experience maintaining multi-family properties, strong problem-solving skills, and a proactive approach to preventative maintenance are highly valued.
Key Responsibilities
- Perform routine maintenance and repairs throughout the property
- Maintain and service boilers and hot water tanks
- Conduct unit turnovers, including light remodeling and repairs between tenants
- Perform light electrical and plumbing work
- Replace HVAC filters and perform basic HVAC maintenance
- Diagnose and repair maintenance issues in apartments and common areas
- Respond to maintenance requests in a timely manner
- Maintain building systems and equipment to ensure proper operation
- Assist with preventative maintenance to avoid major repairs
- Keep tools, equipment, and maintenance areas organized
- Respond to tenant inquiries and emergencies; maintain positive tenant relations.
- Coordinate maintenance, repairs, and vendor contracts; perform regular property inspections.
Qualifications
- 5 years of property faculty technician, or building maintenance experience
- 5 years of field experience as mechanical worker and/or hands on worker
- Valid driver’s license; reliable transportation.
- Knowledge of boilers, plumbing, electrical, and general repairs
- Ability to troubleshoot maintenance issues independently
- Strong problem-solving skills and attention to detail
- Ability to perform physical tasks such as lifting, climbing, and using tools
- Reliable, responsible, and able to respond to maintenance needs as they arise
