Maintenance Manager

The Maintenance Manager will oversee the maintenance operations of our vacation rental properties, ensuring that all properties are well-maintained, safe, and ready for guests. This role requires a proactive individual with strong leadership skills, excellent problem-solving abilities, and a commitment to providing exceptional guest experiences.

• Conduct regular inspections of vacation rental properties to identify maintenance needs and ensure compliance with safety and quality standards.

• Develop and implement a preventative maintenance schedule for all properties to minimize downtime and ensure timely repairs.

• Address guest maintenance requests and concerns promptly, ensuring a high level of customer satisfaction.

• Assist in the development and management of the maintenance budget, including tracking expenses and identifying cost-saving opportunities.

• Coordinate with external vendors and contractors for specialized maintenance and repairs, ensuring quality work and adherence to budget.

• Respond to emergency maintenance issues outside of regular business hours as needed.

• Maintain detailed records of maintenance activities, including work orders, inspections, and repairs.

• Ensure all maintenance practices comply with local regulations and safety standards.

• High school diploma or equivalent; degree in facilities management, construction management, or related field preferred.

• Proven experience in property maintenance, facilities management, or a similar role.

• Strong leadership and team management skills.

• Excellent communication and interpersonal skills.

• Ability to prioritize tasks and manage time effectively.

• Proficient in using maintenance management software and tools.

• Basic knowledge of plumbing, electrical, HVAC, and general repair work.

• Availability to work flexible hours, including weekends and on-call duties.

Physical Requirements:

• Ability to lift and carry up to 50 lbs on a regular basis.
• Prolonged periods of standing, walking, bending, and kneeling during inspections and maintenance tasks.
• Ability to climb ladders and work at heights safely.
• Manual dexterity and hand-eye coordination to operate tools and equipment effectively.
• Ability to work in various weather conditions, including extreme heat, cold, or rain, while performing outdoor maintenance.
• Capacity to perform physical tasks that require strength, stamina, and flexibility, such as lifting heavy objects, crawling in tight spaces, and performing repairs in awkward positions.
• Ability to use personal protective equipment (PPE) as required for safety, including gloves, goggles, and respiratory protection.
