Job Summary:
The Maintenance Technician is responsible for preparing vacant apartment units for new residents by completing repairs, cleaning, and general maintenance tasks. This role ensures that all units meet company standards for quality, safety, and appearance, contributing to resident satisfaction and efficient property operations. Additionally, the Maintenance Technician will also be responsible for maintaining the cleanliness, safety, and overall appearance of the property’s outdoor areas and common spaces. This role plays a key part in creating a welcoming environment for residents, guests, and prospective tenants.
Key Responsibilities:
- Perform general maintenance and repairs including plumbing, electrical, carpentry, and appliance work
- Complete apartment “turns” within designated timeframes to minimize vacancy loss
- Paint walls, touch up surfaces, and repair drywall as needed
- Replace or repair fixtures such as lighting, faucets, outlets, and cabinets
- Ensure all appliances are clean, functional, and in good working order
- Conduct thorough inspections of units before and after turnover
- Address punch-list items provided by property management
- Maintain cleanliness of work areas and assist with trash removal and debris disposal
- Report any major repair needs or safety concerns to management
- Follow all safety procedures and company policies
- Maintain cleanliness of property grounds, including walkways, parking lots, landscaping areas, and common spaces
- Pick up trash, debris, and litter throughout the property on a daily basis
- Assist with seasonal duties including leaf removal, snow/ice treatment, and planting
- Clean and maintain amenities such as pools, playgrounds, dog parks, and outdoor seating areas
- Empty trash receptacles and replace liners as needed
- Assist maintenance team with minor repairs and property upkeep tasks
- Report safety hazards, vandalism, or maintenance issues to management promptly
- Help prepare the property for inspections and resident events
- Ensure tools and equipment are properly maintained and stored
Qualifications:
- High school diploma or equivalent preferred
- Previous experience in maintenance, construction, or property management a plus
- Basic knowledge of plumbing, electrical, HVAC, and carpentry
- Ability to use hand and power tools safely and effectively
- Strong attention to detail and time management skills
- Ability to work independently and as part of a team
- Valid driver’s license (if required by employer)
Physical Requirements:
- Ability to lift up to 50 pounds
- Frequent standing, bending, kneeling, and climbing
- Ability to work in varying environmental conditions
Work Environment:

- May require occasional weekend or overtime work during peak turnover periods
