Job Description – Floor Technicians
Associated is a premier commercial janitorial contractor delivering clinical-level environmental services across the Mid-Atlantic region.
We are seeking a disciplined, technical, and detail-oriented Janitorial Floor Care Technician. In this role, you will be responsible for executing advanced floor maintenance programs including hard-surface strip, scrub, and wax operations as well as deep carpet extraction across client facilities. You will serve as a critical frontline driver of visual quality and contract compliance, ensuring high-traffic environments maintain a safe, clinical-level finish.
Key Responsibilities
Specialized Floor Care Execution
- Perform high-level hard-surface floor maintenance: stripping, scrubbing, sealing, waxing, high-speed burnishing, and spray-buffing.
- Execute carpet restoration and routine maintenance, including bonnet cleaning, hot-water extraction, and specialized spot treatments.
- Operate and maintain heavy floor care machinery, including auto-scrubbers, low-speed buffers, high-speed burnishers, and commercial carpet extractors.
Chemical Safety & Sustainable Practices
- Ensure strict adherence to OSHA standards, Safety Data Sheets (SDS), and GHS chemical labeling requirements.
- Utilize Green Seal-certified sustainable chemicals and follow precise chemical dilution protocols to protect indoor air quality and floor longevity.
- Safely handle, mix, and dispose of floor care chemicals and wastewater according to environmental regulations.
Equipment & Redundancy Management
- Conduct pre-operation and post-operation equipment inspections to prevent field breakdowns and ensure operational readiness.
- Perform routine preventive maintenance on equipment (cleaning tanks, clearing squeegee assemblies, inspecting cords, pad drivers, and brushes).
- Immediately report equipment defects or site safety hazards to regional management to trigger redundant equipment support.
Operational Consistency & Quality Assurance
- Execute daily scopes of work mapped to nightly site specifications, meeting high-output deadlines without sacrificing finish quality.
- Maintain clean, organized janitorial closets, chemical dispensing stations, and floor care supply areas.
Qualifications & Requirements
- Experience: 2 years of hands-on commercial floor technician experience (hard surfaces and carpet care required).
- Technical Knowledge: Deep working knowledge of chemical dilutors, pad speeds/types, finish coats, and floor material characteristics (VCT, polished concrete, terrazzo, carpet tile).
- Compliance: Proven understanding of OSHA safety standards, SDS, and PPE requirements.
- Licensing: Valid Driver’s License with a clean driving record (reliable transport to regional sites required).
- Background Check: Ability to pass a background check and obtain security clearance for high-security client facilities.
- Schedule Flexibility: Primary availability for evening, night, and weekend project shifts coinciding with site access windows.
Physical Requirements & Working Conditions
- Ability to lift, push, and pull up to 50 lbs. regularly.
- Ability to stand, walk, bend, kneel, and operate heavy machinery for extended duration.
- Frequent exposure to commercial cleaning chemicals, noise from high-speed equipment, and night-shift environments.
Pay: $15.00 - $17.00 per hour
