Position Summary:
Provide and support construction management Project Manager for specific property or project. This position includes jobsite supervision of both direct staff and subcontractors, all of which is necessary for the successful completion of the project. This role is ideal for an Assistant Project Manager who wants to grow into a Project Manager role as the company continues to expand. This role requires strong follow-up, urgency, and comfort working in a fast-paced environment with high accountability.
Essential Duties and Responsibilities:
- Work with architects, engineers, and designers in coordinating and developing construction documents.
- Oversee and establish specifications, schedules, and reports.
- Oversee and coordinate with the subcontractors and vendors.
- Take ownership of submittal tracking, shop drawing coordination, and permit-related workflows.
- Create and maintain the submittal, shop drawing and samples.
- Create and update the bi-weekly OAC meeting minutes.
- Coordinate between the superintendent on material delivery.
- Organize and submit to the owner weekly updates.
- Team with the project manager in the creation and follow ups with the subcontractor agreements and scope checklists.
- Create purchase orders and change orders for the project manager's approval.
- Review plans and coordinate the submission of plans to the permitting consultant to obtain building permits from local municipalities.
- Oversee and support other team members in the construction of the project.
- Oversee the review and distribute for approval of all the shop drawings between contractor, architect, and building department.
- Coordinate and inspect work through the course of construction to ensure a high level of quality
- Develop and maintain a working relationship with local building officials and inspectors for the benefit of the company and the achievements of its goals.
- Maintain quality control and assure safety compliance on each project.
