Assistant Property Manager – Join a Local, Family-Run Company!

Veno Properties LLC | Clifton Park, NY
Full-time | $26–$28 per hour, based on experience

Are you organized, comfortable with technology, and someone who takes ownership of your work? Do you enjoy getting out from behind a desk, solving problems, and making sure things get done? Veno Properties is looking for an Assistant Property Manager who can work independently, communicate professionally, and follow through from identifying an issue to confirming it has been resolved.

Join our local, family-operated team and help keep the residential properties we manage throughout the Albany Capital Region safe, well-maintained, and ready to rent.

About the Role

This is a highly mobile position, with approximately 80% of the workday spent traveling between properties in a company-provided vehicle. You’ll conduct inspections, monitor property conditions, coordinate maintenance and compliance needs, support rental marketing, and assist our Property Managers with daily operations.

You’ll work closely with our office and maintenance teams while managing your assigned fieldwork independently. Success requires sound judgment, thorough documentation, and the ability to prioritize tasks and follow through without repeated reminders.

The regular schedule is Monday through Friday, 8:00 a.m.–5:00 p.m., with occasional after-hours needs and flexibility required.

What You’ll Do

  • Conduct annual, move-in, move-out, and onboarding inspections, documenting property conditions with clear notes and photographs.
  • Walk properties to identify safety concerns, maintenance needs, lease violations, cleanliness issues, and concerns with completed work.
  • Create detailed work orders with photographs, priorities, and access information. Track follow-up and verify that concerns have been addressed.
  • Work with the Maintenance Manager to prepare scopes for unit turnovers, repairs, and larger projects, gathering measurements and other information needed for owner proposals.
  • Coordinate Residential Occupancy Permit (ROP) and Section 8 inspections, perform internal pre-inspections, track deadlines, and help coordinate corrective work.
  • Support preventative maintenance, seasonal planning, and identification of longer-term property repair needs.
  • Prepare units for rental marketing by checking cleanliness and presentation, identifying remaining work, and coordinating follow-up before photographs and advertising.
  • Take clear, appealing listing photographs and gather accurate property details to help the leasing team prepare rental advertisements.
  • Assist with resident communication, lease-compliance follow-up, and owner updates.
  • Complete basic field tasks such as installing smoke and carbon monoxide detectors, changing locks, making keys, light cleaning, and placing signs.
  • Keep inspection reports, property records, photographs, and follow-up notes accurate and current using AppFolio, ZInspector, email, and mobile applications.
  • Maintain the company vehicle in a clean, organized, and professional condition.

What We’re Looking For

  • At least two years of relevant experience in property management, inspections, maintenance coordination, facilities support, or a related field. Candidates with transferable experience and strong organizational and technology skills will also be considered.
  • A self-sufficient, proactive approach—you can identify next steps, ask focused questions when needed, and carry work through to completion.
  • Strong organizational skills, attention to detail, and the ability to manage competing priorities.
  • Professional written and verbal communication with residents, owners, vendors, and coworkers.
  • Strong technology skills and confidence using mobile applications, uploading photographs, and documenting work throughout the day.
  • Experience with AppFolio and ZInspector strongly preferred.
  • Basic handyman skills and experience taking property listing photographs preferred.
  • Comfort entering occupied and vacant properties, including homes where pets may be present.
  • A clean driving record.
  • Residence within approximately one hour of Clifton Park, NY.
  • An active New York State real estate salesperson license preferred. Candidates without an active license must obtain one within 90 days of starting. Veno Properties will cover initial licensing or reinstatement costs, if needed.

Compensation and Benefits

  • $26–$28 per hour, based on experience
  • Paid time off and paid holidays
  • Health and dental benefits
  • 401(k) with company matching
  • Cell phone allowance
  • Company vehicle provided
  • Opportunities for growth and advancement within the company

Physical Requirements and Work Conditions

This position involves frequent driving, walking properties, climbing stairs and ladders, bending, squatting, pushing, pulling, and lifting or carrying up to 50 pounds as needed. Work takes place in occupied and vacant residential properties, with exposure to varying property conditions, dust, noise, weather, and pets.
