We are currently seeking a Construction Project Manager responsible for overseeing the execution of Valor Real Estate Development’s luxury development projects from pre-construction through completion, ensuring each project is delivered on time, within budget, and to the highest standards of quality and safety. This role bridges communication between executive leadership, contractors, and project teams while managing construction schedules, document control, contract compliance, and on-site activity to protect the interests of the owner. Through active oversight, coordination, and leadership, the Construction Project Manager ensures that all phases of the build are executed with precision, transparency, and strategic foresight.
What you will be doing:
- Using extensive construction knowledge, use of judgment, leadership, and experience to accomplish our development milestones and goals.
- Provide oversight and obtain reporting on daily activity of construction on the project from Valor’s superintendent team.
- Assist in obtaining necessary permits to construct project. Reviews schedules and walks all construction activities to ensure compliance for building inspections.
- Pre-construction duties include site and architectural plan review and recommendations
- Review construction schedule with GC and monitor daily/weekly status.
- Inspecting jobs in process and at completion to ensure that standards of workmanship and safety are maintained.
- Review pre-settlement inspections and orientation with homeowners.
- Monitor rate and quality of production.
- Foreseeing future changes in job which affects the needs of Contractor or Owner’s vendors.
- Oversight of customer service coordination with Contractor and property Management Company after settlement.
- Accounting / administrative – Controls accurate budgets, Approves invoices relating to improvements, construction, cost control, reviews all purchase and change order requests.
- Manage daily staff assignments and participates in weekly staff meetings.
- Participate in all project meetings, takes meeting minutes and updates all Valor project team members.
- Manages the document control for the project.
- Track RFI’s for the project and manages consultants in the response of RFI in a timely manner and inline with Owner’s interests.
- Receive and review daily, weekly and monthly reports that discuss, in detail, the status of the project from the Contractor, and provide an analysis as well as similar status of Owner-supplied items and vendors.
- Prepare job start up and close out.
- Ensure agreements, insurance certificates, bonds and other documents are executed accurately as required.
- Review and negotiate change orders with the Contractor.
- Review scope of work and proposals of proposed subcontractors with the Contractor.
- Manage responses to submittals, request for information, shop drawings, and substitution requests
Qualifications:
- Bachelor’s degree in engineering or construction management preferred
- Minimum of 5 years Project Management experience in luxury, residential condo construction.
- Uses good judgment, leadership and decision making experience to accomplish goals.
- Ability to deal effectively with the public; Communicate with Architects, Contractors, client’s representatives, etc.
- Microsoft Office applications and Project management software experience required.
