Operations Manager -Exterior Cleaning Services

The Operations Manager owns day-to-day operations for Gorilla Property Services Phoenix. You'll work directly with ownership to build repeatable systems as the company grows from one van into a multi-van, multi-territory operation. You'll start hands-on with the equipment from day one, with the expectation of transitioning to a fully managerial role within six months as the team grows.

This person will also learn, embody, and train the team in the Gorilla Way — the standards and culture that set us apart. Excellence starts at the top: you can't lead what you don't know.

Growth Trajectory

Gorilla Property Services Phoenix is projecting rapid growth: 15–20 team members within 18 months, and 30–50 crew members within three years. We're looking for a leader who can grow with the operation — building and running the team as headcount scales.

Key Responsibilities

Operate and maintain exterior cleaning equipment — pressure washers, water-fed pole systems, and company vehicles — to manufacturer and safety standards Hire, train, schedule, and manage field crew members

Serve as the primary client contact: scheduling, quality walkthroughs, resolving issues, and identifying opportunities for additional services

Oversee daily field operations, ensuring jobs are completed on time and to quality standards

Maintain equipment inventory, coordinate repairs and replacement, and manage supply ordering

Support administrative operations, including CRM scheduling, job costing, and reporting to ownership

Qualifications

5 years leading a field crew or team in exterior services, landscaping, property maintenance, or a related trade

Hands-on experience operating and maintaining pressure washing or comparable mechanical equipment

Experience working for a local property management company a plus

Proven ability to hire, train, and manage a team

Highly self-directed, requiring minimal day-to-day management oversight Strong client-facing communication skills

Valid driver's license with a clean driving record

Comfortable working outdoors and at heights (ladders)

Bilingual (English/Spanish) a plus

Able to lift and carry equipment, climb ladders, and work outdoors in Phoenix heat for extended periods
