Key Responsibilities
- Perform routine daily maintenance inspections and repairs across residential units in Fairfield and Westport, CT.
- Respond promptly to maintenance work orders submitted by residents, prioritizing urgent and safety-related issues.
- Conduct preventive maintenance on building systems including HVAC, plumbing, electrical, and common areas.
- Diagnose and repair issues including but not limited to appliances, fixtures, doors, windows, flooring, and painting.
- Coordinate and supervise third-party vendors and contractors for specialized repairs; verify work quality upon completion.
- Communicate professionally with residents regarding maintenance schedules, repair status, and access needs.
- Document all completed work orders, inspections, and repairs accurately and in a timely manner.
- Assist with unit turnover preparations including cleaning, painting touch-ups, and minor repairs between tenancies.
- Maintain an organized inventory of tools, supplies, and equipment; submit purchase requests as needed.
- Report significant property issues, safety hazards, or lease violations to the Property Manager.
- Remain on-call on a rotating basis for after-hours emergency maintenance situations.
- Minimum 2 years of experience in building maintenance, facilities management, or a related trade.
- Working knowledge of plumbing, electrical, HVAC, carpentry, and general repair skills.
- Ability to troubleshoot and resolve a wide range of maintenance issues independently.
- Excellent communication and interpersonal skills; professional demeanor when interacting with residents.
- Strong organizational skills with the ability to manage multiple work orders and priorities simultaneously.
- Basic computer literacy for work order management systems, email, and documentation.
- Valid driver's license with a clean driving record and reliable personal vehicle (required).
- Ability to lift up to 50 lbs, climb ladders, and perform physical tasks in various weather conditions.
- EPA 608 certification or willingness to obtain is a plus.
- Prior experience in residential property management is strongly preferred.
