Position SummaryThe Commercial Real Estate Property & Transactions Manager is responsible for overseeing the operational performance of a portfolio of commercial properties while managing real estate transactions including acquisitions, dispositions, leases, renewals, and amendments. This role serves as a key liaison between ownership, tenants, brokers, legal counsel, and internal stakeholders to ensure properties are operated efficiently and transactions are executed strategically and in alignment with business objectives.Key ResponsibilitiesProperty Management & OperationsOversee day-to-day management of a portfolio of commercial properties, ensuring high standards of maintenance, tenant satisfaction, and regulatory complianceManage third-party property managers, vendors, and service providers, including contract negotiation and performance oversightReview and approve operating budgets, CAM reconciliations, and capital expenditure plansMonitor property financial performance, rent collections, expense controls, and variance reportingCoordinate capital improvements, tenant improvements, and major maintenance projectsLeasing & TransactionsLead and manage real estate transactions including acquisitions, dispositions, leases, renewals, extensions, assignments, and amendmentsCollaborate with brokers, attorneys, and internal teams to negotiate lease terms and transaction documentsConduct financial analysis, market research, and due diligence for proposed transactionsManage transaction timelines, approvals, and closings to ensure deadlines are metMaintain accurate lease abstracts and transaction recordsTenant & Stakeholder RelationsServe as primary point of contact for tenants regarding lease obligations, escalations, and operational issuesSupport tenant retention strategies and resolve disputes in a timely and professional mannerPrepare and present reports and recommendations to senior leadershipCompliance & ReportingEnsure compliance with lease terms, insurance requirements, and local/state regulationsMaintain accurate property, lease, and transaction data in internal systemsPrepare executive summaries, dashboards, and ad hoc reports as neededQualificationsRequiredBachelor’s degree in Real Estate, Business, Finance, or a related field5 years of experience in commercial real estate property management and/or transactionsStrong understanding of commercial leases, financial analysis, and real estate operationsProven experience managing multiple projects and deadlines simultaneouslyProficiency with Microsoft Excel and real estate management software (e.g., Yardi, MRI, Argus, or similar)Excellent customer service, negotiation, communication, and organizational skillsPreferredExperience with acquisitions and dispositionsCPM, RPA, CCIM, or similar professional designationExperience managing office, industrial, retail, or mixed-use assetsFamiliarity with capital planning and construction managementKey CompetenciesStrategic thinking and problem-solvingFinancial acumen and analytical skillsAttention to detail and accuracyRelationship management and collaborationAbility to work independently and as part of a teamCompensation & BenefitsCompetitive salary commensurate with experienceAnnual bonus potentialComprehensive health, dental, and vision benefitsRetirement plan with employer contributionPaid time off and holidaysProfessional development opportunitiesEqual Opportunity StatementUniversity Real Estate LLC is an equal opportunity employer and is committed to creating an inclusive workplace.
