Position Summary
The Funding Specialist is responsible for managing the disbursement of funds for real estate
transactions, ensuring all funding conditions are met, wires are verified, and files are balanced prior to
release. This role is critical to maintaining financial accuracy, regulatory compliance, and fraud
prevention within the title agency.
The Funding Specialist works closely with escrow officers, lenders, realtors, and internal accounting
teams to ensure timely and secure funding of transactions.
Primary Responsibilities
💰 Funding Authorization & Review
Review closing files to confirm all lender and title conditions are satisfied prior to funding
Verify receipt of lender funds and confi rm amounts match the Closing Disclosure or settlement
statement
Balance files to ensure debits and credits are accurate
Confirm all required documents are executed and returned
🔐 Wire & Fraud Prevention Procedures
Verify wire instructions using established fraud-prevention protocols
Independently confirm payee wiring instructions (verbal verifi cation required)
Follow internal dual-control procedures before releasing wires
Monitor for red flags or suspicious activity
Maintain compliance with underwriter and regulatory wire policies
🧾 Disbursement & Accounting
Initiate outgoing wires and checks in accordance with company policy
Print and prepare overnight packages (FedEx/UPS) as needed
Confirm proper allocation of funds (payoffs, commissions, recording fees, etc.)
Post disbursements accurately within the escrow accounting system
Assist with daily reconciliation and balancing reports
📂 File Documentation & Compliance
Document funding notes clearly within each file
Ensure proper documentation of wire verifications
Maintain organized funding records for audit purposes
Assist with internal and underwriter audits
Ensure compliance with state regulations and agency procedures
🤝 Communication & Coordination
Coordinate with lenders to confirm funding authorization
Communicate with escrow officers regarding funding readiness
Notify all parties once file is funded
Respond promptly to funding-related inquiries
