Desired Skills & Attributes
Required:
- 5 years prior administrative, customer service or leasing experience
- Ability to multi-task with strong time management and organizational skills
- Basic understanding of the real estate industry, including laws, policies, and best practices
- Typing speed of 40-60 words per minute
- Detail-oriented with accurate data entry skills
- Knowledge of Google Workspace Tools and Microsoft Office suite
- Displays a high level of integrity and professionalism at all times in dealing with residents, prospects, employees, and outside contacts

Essential Duties & Responsibilities
- Processing and screening applications, tracking the status of multiple applications, and communicating with prospective tenants
- Scheduling showings
- Pursuing prospective tenant leads via Appfolio
- Market units for rent (generating photography, ad copy, and social media content)
- Perform background and credit checks, and determine eligibility for leasing
- Preparing leasing documents for potential renters using property standards and regulations
- Collect security deposits and application fees
- Document condition of properties prior to move in and after move out
- Track all lease renewals
- Discover, engage, and follow-up with prospective tenants
- Provide back up coverage for showings of available rentals to prospective tenants
- Research, update, and maintain UPM terms and policies to meet the requirements of the corresponding state, city, and property
- Ensure legal compliance with all fair housing laws and regulations throughout leasing process
- Build, improve upon, and implement new systems for increased productivity and efficiency
- Enjoy meeting the demands of the day and approach challenges with curiosity and a solution-based attitude

Universal Property Management (UPM) is seeking a highly motivated and skilled Leasing Agent to join our dynamic Portfolio Management team. The Leasing Agent will play a pivotal role in maintaining high occupancy rates and ensuring a positive experience for our residents.
Key Responsibilities
- Tenant Acquisition and Leasing:
- Conduct thorough applicant screenings, including background and credit checks, to determine eligibility.
- Schedule and conduct property showings, highlighting key features and amenities.
- Prepare and execute lease agreements, ensuring compliance with all applicable laws and regulations.
- Collect security deposits, application fees, and other required payments.
- Document property condition before and after tenant occupancy.
- Marketing and Lead Generation:
- Develop and implement effective marketing strategies to attract prospective tenants.
- Create compelling property listings, including high-quality photographs and engaging descriptions.
- Utilize social media and other online platforms to promote available units.
- Actively pursue and follow up on leads generated through AppFolio and other sources.
- Customer Service and Resident Relations:
- Provide exceptional customer service to prospective and current residents.
- Promptly respond to inquiries and address any concerns or maintenance requests.
- Maintain open and professional communication with residents throughout the leasing process and tenancy.
- Foster a positive and welcoming community environment.
- Administrative and Compliance:
- Maintain accurate and up-to-date records of all leasing activities and tenant information.
- Track lease renewals and proactively engage with residents to ensure timely lease execution.
- Stay informed of industry best practices, fair housing laws, and local regulations.
- Research and update UPM policies and procedures to ensure compliance with all applicable requirements.
- Team Collaboration and Support:
- Collaborate effectively with other team members to achieve shared goals.
- Provide back-up coverage for property showings and other leasing activities as needed.
- Contribute to a positive and supportive team environment.
Qualifications
- Required:
- 5 years of experience in administrative, customer service, or leasing roles.
- Proven ability to multitask, prioritize, and manage time effectively.
- Solid understanding of real estate fundamentals, including legal and regulatory compliance.
- Proficiency in Google Workspace, Microsoft Office, and typing (50-60 WPM).
- Strong attention to detail and data entry accuracy.
- Excellent interpersonal, communication, negotiation, and problem-solving skills.
- High level of professionalism, integrity, and ethical conduct.
- Ability to work independently and as part of a team.
- High School diploma or equivalent; valid driver's license and reliable transportation.
- Preferred:
- Experience with AppFolio or other property management software.
- Familiarity with RingCentral or similar communication platforms.
Compensation and Benefits
- Competitive salary commensurate with experience ($38,000 - $46,000 annually).
