What are the responsibilities and job description for the Leasing Manager position at Condor Property Management?
Condor Property Management owns and manages a growing portfolio of apartment communities across New Hampshire, most of them newly built. We have new construction underway in New Hampshire and more buildings in the pipeline. We are hiring a Leasing Manager to take over leasing across the portfolio and run it.
Compensation
$95,000 to $110,000 base, plus an uncapped bonus for every lease you close and a quarterly occupancy bonus. Health insurance, paid time off, and a 401(k) with company match after 90 days.
The job
You oversee leasing, renewals, and marketing for all of our New Hampshire properties, from first click to move-in and from first lease to the next one. You set the plan, lead the leasing team, and show apartments yourself. You report directly to ownership, and occupancy is your number.
How you will work
Expect to be on site at our communities several days a week, wherever the leasing needs you most. The rest of the time you can work from home. We don't track where your desk is. We track results, and we are looking for someone who works hard without being managed.
What you will do
- Own occupancy, days vacant, lead conversion, and resident retention across every property
- Run lease renewals: set renewal pricing, get offers out early, and get them signed before leases expire
- Lead and coach the leasing team, and hold everyone to the same standard
- Show apartments and close leases personally, including evenings and some Saturdays
- Run our marketing: listings, photos, Apartments.com, Zillow, Facebook, paid ads, and search
- Make sure every lead gets a fast response and every conversation is tracked in AppFolio
- Recommend pricing and concessions using real market data
- Run a tight move-in process, with funds collected and paperwork complete before keys are released
- Build and execute the lease-up plan for our new construction
- Lead the annual leasing season at our student housing community
Who you are
- You have five or more years in multifamily leasing, with at least two leading a team or a portfolio
- You have taken a new building from empty to stabilized, or turned around an underperforming property, and you can show the numbers
- You have run a renewal program and know how to keep good residents while moving rents to market
- You know how to get units seen online and what a great listing looks like
- You are self-driven and hold yourself accountable for results
- You are organized and follow a process every time
- You are comfortable in property management software and quick with new tools
- You have a valid driver's license and reliable transportation
Nice to have
AppFolio experience, student housing experience, and knowledge of the Seacoast, Manchester, and Concord rental markets.
