Multifamily Construction Manager / Estimator

Position Overview

We are seeking an experienced Multifamily Construction Manager / Estimator with strong apartment construction knowledge to support preconstruction, proposal development, estimating, and project management efforts for multifamily apartment renovation and new construction projects.

This role is ideal for a construction professional with strong knowledge of multifamily apartment renovations and construction who can confidently develop proposals, prepare budgets, coordinate subcontractors, and manage active projects when needed.

The ideal candidate is highly organized, detail-oriented, and experienced in multifamily apartment construction, construction sequencing, budgeting, subcontractor coordination, and field operations.



Key Responsibilities

Estimating, Proposals & Preconstruction

  • Prepare construction proposals, budgets, and detailed cost estimates for multifamily apartment renovation and new construction projects
  • Analyze drawings, specifications, and project documents to develop accurate pricing
  • Perform quantity takeoffs and pricing analysis
  • Solicit and evaluate subcontractor and vendor bids
  • Develop scopes of work and bid packages
  • Assist with value engineering and cost-saving strategies
  • Track labor, material, and market pricing trends
  • Coordinate with ownership, architects, engineers, and consultants during preconstruction
  • Support project planning, scheduling, and budgeting efforts

Construction Management

  • Manage multifamily apartment construction projects from preconstruction through completion as needed
  • Oversee day-to-day construction operations, subcontractors, inspections, and site logistics
  • Ensure projects are completed on schedule and within budget
  • Monitor project quality and compliance with plans, specifications, and safety standards
  • Coordinate with city inspectors, consultants, and utility providers
  • Lead project meetings and provide regular progress updates
  • Review subcontractor invoices, change orders, and project costs
  • Resolve field issues and coordinate practical construction solutions
  • Maintain project documentation, schedules, and reporting

Leadership & Communication

  • Build and maintain strong relationships with subcontractors, vendors, and project teams
  • Coordinate effectively with ownership and development teams
  • Mentor field staff and promote accountability and professionalism
  • Maintain a proactive, solution-oriented approach to project management



Qualifications

  • 5 years of experience in multifamily apartment construction, estimating, or project management
  • Strong construction knowledge with a deep understanding of apartment renovation and new construction methods, sequencing, building systems, and field operations
  • Experience preparing proposals, budgets, and cost estimates
  • Ability to manage apartment construction projects when needed
  • Strong understanding of subcontractor coordination, scheduling, and budgeting
  • Ability to read and interpret construction drawings and specifications
  • Proficiency in estimating software, spreadsheets, and project management tools
  • Excellent communication, negotiation, and organizational skills
  • Ability to manage multiple priorities and deadlines simultaneously



Preferred Qualifications

  • Experience with Texas multifamily construction projects
  • Knowledge of local building codes and permitting processes
  • Experience with value engineering and cost control strategies
  • OSHA certification or strong knowledge of construction safety standards



Work Environment

  • Combination of office and active construction site environments
  • Travel to project sites as required
  • Fast-paced, team-oriented culture focused on quality and execution
