About the Firm
Union Title Services, Inc. and our affiliated law firm, Thomas G. Sherman, P.A., handle residential and commercial closings, title insurance, and real estate matters in Coral Gables. Much of our work is for international clients and is handled in Spanish.
The Role
A senior closer and paralegal to run files independently, from contract through post-closing. This is not an entry-level or training role: you should already know Florida title and closing practice and be able to carry a full caseload with minimal supervision. You will also support the attorneys and the rest of the office on their closings and other day-to-day work.
Responsibilities
- Run residential and commercial closings start to finish, under attorney supervision.
- Prepare and review deeds, settlement statements (ALTA and CD), affidavits, FIRPTA certifications, lien releases, satisfactions, and commercial loan packages.
- Order, review, and clear title commitments; resolve Schedule B requirements and title defects.
- Prepare and reconcile closing figures; handle escrow disbursements and wires, with close attention to good funds and wire fraud.
- Coordinate buyers, sellers, lenders, agents, and underwriters, and keep everyone on schedule.
- Handle post-closing: recording, policy issuance, and file completion.
- Support the attorneys and staff as needed: preparing contracts and agreements, disbursing files and checks, preparing invoices, and general closing and office support.
Requirements
- 5 years handling Florida real estate closings or title insurance, running your own files.
- Command of the full closing cycle: title examination and clearing, settlement statements, escrow and disbursement, recording, and policy issuance.
- Proficient in closing and title software (we utilize Closers' Choice).
- Able to handle multiple closings at once and stay organized under deadlines.
- Discretion with client funds and sensitive information.
Preferred
- English and Spanish fluency, written and spoken.
- Active Florida notary commission.
- Florida title insurance agent license, or eligibility to obtain one.
- Commercial loan closing and modification experience.
- Familiarity with FIRPTA, Florida condominium documents, trust documents.
