What are the responsibilities and job description for the Director of Real Estate position at U.S. Oral Surgery Management?
POSITION PURPOSE:
The Director of Real Estate is responsible for the national real estate strategy for USOSM, supporting practices across the United States. Reporting to the SVP Field Operations this role leads all aspects of site selection, de novo development, lease negotiations, landlord and vendor relationships, construction oversight, and long term portfolio planning.
This role builds, scales, and continuously improves USOSM’s real estate platform to support organic growth, operational execution, surgeon experience, and financial performance. The Director partners closely with Field Operations, Finance, Development, Legal, and executive leadership to ensure real estate decisions support efficient execution in the field and long term business objectives.
PRINCIPAL RESPONSIBILITIES AND DUTIES:
- Strategic Leadership and Program Development
- Own and evolve the national real estate strategy supporting de novo growth, relocations, expansions, and renewals.
- Build and lead a scalable real estate program including policies, playbooks, templates, governance, and reporting.
- Serve as the primary internal advisor on real estate matters, providing clear guidance to executive leadership.
- Establish and track KPIs related to growth timelines, occupancy costs, project execution, and portfolio performance.
- Site Selection and De Novo Development
- Lead all site selection efforts for new de novo practices in partnership with brokers, operations, and clinical leadership.
- Evaluate markets, trade areas, and specific sites to ensure alignment with growth strategy and operational needs.
- Oversee letters of intent and lease negotiations to drive favorable economics and consistent deal structures.
- Ensure new locations meet brand, clinical, and operational standards while maintaining speed to open.
- Lease Negotiations and Portfolio Management
- Own landlord and tenant relationships across the national portfolio.
- Lead lease negotiations, renewals, amendments, expansions, and exits in coordination with Legal and Finance.
- Develop strategies to manage occupancy costs, mitigate risk, and preserve long term flexibility.
- Construction, Facilities, and CapEx Oversight
- Provide executive oversight of construction, facility planning, and maintenance programs.
- Drive standardization of design, materials, and processes to improve predictability and cost control.
- Lead the CapEx planning and approval process in alignment with annual budgets.
- Ensure projects are delivered on time, on budget, and with minimal disruption to field operations.
- Vendor, Broker, and Partner Management
- Build and manage a national network of brokers, developers, landlords, general contractors, and facility vendors.
- Lead RFP processes, vendor selection, contract negotiations, and ongoing performance management.
- Establish regional and national agreements that support consistent service levels and cost efficiency.
- Cross Functional and Field Collaboration
- Partner closely with the Senior Vice President of Field Operations, Surgeon Recruiting teams, and regional operations directors to support execution in the field.
- Work collaboratively with Finance, Surgeon Recruiting, Legal, and Clinical leadership to align priorities and timelines.
- Act as a trusted resource to surgeons and practice leaders on real estate and facility related matters.
- Communicate clearly with stakeholders to manage expectations and drive alignment.
- Team Leadership
- Build, lead, and mentor a high performing real estate team, including internal staff and external partners.
- Set clear expectations, develop talent, and create accountability across the function.
MINIMUM QUALIFICATIONS
Basic Knowledge & Competencies:
- Strategic and execution focused, with the ability to operate at both levels.

- Strong negotiator with a practical, relationship driven approach.

Previous Experience/Education:
- Bachelor’s degree in real estate, business, finance, or a related field required. MBA or advanced degree preferred.
- 10 plus years of progressive corporate real estate experience with leadership responsibility.
- Demonstrated success building or scaling a real estate program in a multi site environment.
- Proven experience leading de novo development across multiple markets.
- Extensive experience negotiating leases and working directly with landlords, brokers, and developers.
- Experience supporting healthcare, dental, medical, or similar multi site operations strongly preferred.
- Strong background in vendor management, RFPs, and national or regional service agreements.
- Solid financial acumen with experience managing CapEx, budgets, and ROI analysis.
