Preventative Maintenance Supervisor -OIN Facilities

Starting Salary Range: $75,000.00 - $80,000.00 yearly

The Preventative Maintenance Supervisor oversees HVAC operations, maintenance, and compliance across all facilities, including building automation systems, generators, UPS, and life safety equipment. Supervises technical teams, coordinates preventative maintenance programs, inspections, inventory, and vendor services, while ensuring regulatory compliance, system reliability, and efficient facility operations.

What does a Preventative Maintenance Supervisor do?

• Oversee HVAC operations, repairs, and preventative maintenance programs
• Operate and monitor building automation systems; respond to alarms and adjust settings as needed
• Conduct facility inspections and coordinate compliance for HVAC, life safety systems, and backup power
• Manage generator and UPS maintenance, testing, and reporting
• Supervise HVAC technicians and field specialists; schedule and coordinate work
• Oversee inventory, equipment selection, and system replacements
• Coordinate with utility providers and manage service panel inspections and maintenance
• Ensure proper documentation, reporting, and warranty tracking for all systems
• Coordinate installation and startup of new HVAC equipment per manufacturer specifications
• Ensure compliance with NFPA standards for emergency lighting, fire extinguishers, and sprinkler systems

To be successful as a Preventative Maintenance Supervisor, you'll need:

• AAS in Facilities Planning or Associates Degree in these or related fields or five to ten years of work experience demonstrating the required skills with Commercial buildings.
• 3 years supervisory experience with a team in a facilities field.
• Knowledge of International Building Code and applications for preventative maintenance and inspection requirements preferred.
• Knowledge of Commercial and residential HVAC systems including building automation systems.
• Knowledge of commercial emergency power systems and inspection requirements.
• Computer skills, including familiarity with database structure, spreadsheets, word processing, project planning and computer aided drafting. MicroStation experience preferred.
• Must possess a valid NYS driver's license.
• Must be able to respond to emergency calls within a reasonable period of time.
