Job Overview:
We are looking for an experienced and motivated Sr. Staff Accountant to join our startup self-storage property management company. As a startup, you will get the opportunity to grow with us, wear multiple hats, help form the base culture / strategy for the company, report directly to the Controller, and be in on the ground floor of an exciting new venture. In this role, you will be responsible for maintaining accurate financial records by recording transactions related to rental income, tenant payments, facility expenses, and other operational costs, ensuring compliance with accounting standards, preparing monthly financial reports, and performing account reconciliations, all while specifically focusing on the unique aspects of the self-storage industry like unit rentals, late fees, and lease agreements.

Responsibilities:
· Entering daily rental income, late fees, and other customer payments into the accounting system.
· Processing vendor invoices for facility maintenance, utilities, and other operational expenses.
· Performing bank reconciliations to ensure accuracy of cash transactions.
· Preparing monthly financial statements including income statements, balance sheets, and cash flow statements.
· Analyzing financial data to identify trends and potential issues.
· Generating reports on key performance indicators (KPIs) like occupancy rates and revenue per unit.
· Complete budget comparison, tracking & analysis.
· Reconciling all general ledger accounts including accounts receivable, accounts payable, and prepaid expenses.
· Investigating and resolving any discrepancies identified during reconciliation.
· Assisting with the month-end and year-end closing process, including journal entries and accruals.
· Preparing necessary schedules for external audit purposes.
· Ensuring compliance with relevant accounting standards and company policies.
· Assisting with internal and external audits as needed.
· Tracking unit rentals, including move-in and move-out dates.
· Managing late fee calculations and collections.
· Maintaining accurate records of unit availability and occupancy rates.
· Monitoring lease agreements and contract renewals and tenant insurance.
Desired Skills and Qualifications:
- Experience with large Fortune 500 company preferred
- Minimum 5 years of accounting experience, preferably in property management, real estate, or self-storage operations
- Strong month-end and year-end close experience, including preparation and posting of complex journal entries (JE)
- Proficient in accrual-based accounting and ensuring compliance with GAAP standards
- Experience reconciling general ledger accounts, bank statements, and subledgers
- Ability to prepare and review financial statements for accuracy and completeness
- Strong knowledge of intercompany transactions, management fee allocations, and pass-through expense reconciliations
- Familiarity with third-party property management operations and reporting requirements
- Experience working with multiple entities and property-level P&L statements
- Lease accounting, and revenue recognition
- Proficiency with accounting software (e.g., SSM, Dual Entry, Ramp)
- Advanced Excel skills, including pivot tables, VLOOKUP, and financial modeling
- Comfortable working with ERP integrations, bank portals, and payment processors
- Strong analytical abilities to identify variances, trends, and areas for improvement
- Ability to collaborate with operations teams, senior leadership, and third-party stakeholders
- Highly organized with the ability to manage multiple deadlines across various properties
