Estimator and Procurement Manager

Job DescriptionJob Title: Senior Estimator & Procurement ManagerLocation: Seattle, WA or Portland, OR (Preference for Seattle)Work Model: Primarily Remote (with periodic site visits, in-person meetings, and team events) About the RoleWe are seeking an experienced Estimator and Procurement professional with deep expertise in residential construction, including single-family and multifamily projects. This role is critical to our preconstruction and delivery success and will lead estimating, feasibility analysis, and contract buyouts across a growing residential portfolio.The ideal candidate brings 10 years of hands-on experience, a strong understanding of construction costs and procurement strategies, and a genuine interest in leveraging technology and data-driven tools to improve accuracy, speed, and efficiency in estimating processes. Key Responsibilities Estimating & FeasibilityPrepare detailed residential cost estimates for single-family and multifamily projectsPerform feasibility and conceptual estimating during early project phasesDevelop budgets, cost models, and value-engineering optionsMaintain historical cost data to improve estimating accuracyProcurement & BuyoutLead subcontractor and vendor buyoutsPrepare bid packages, evaluate proposals, and negotiate contractsEstablish and maintain strong relationships with trade partners and suppliersEnsure scope clarity, cost alignment, and risk mitigation during procurementTechnology & Process OptimizationUtilize and improve estimating software, cost databases, and digital workflowsIdentify opportunities to streamline estimating and procurement processes using technologySupport implementation of tools that improve speed, accuracy, and collaboration Collaboration & Field IntegrationWork closely with development, design, and construction teamsParticipate in site visits, in-person meetings, and team functions as requiredSupport project transitions from preconstruction to execution Required Qualifications10 years of experience in residential estimating and procurementStrong background in single-family and multifamily constructionProven experience with feasibility estimating and contract buyoutsAdvanced understanding of construction costs, scopes, and trade sequencingProficiency with estimating software and construction technology toolsStrong analytical, negotiation, and communication skills Preferred Qualifications Experience working in the Pacific Northwest marketPassion for process improvement and technology-driven solutionsAbility to work independently in a remote-first environmentStrong collaboration skills across cross-functional teams WHY YOU’LL LOVE WORKING HERE: • Compensation: Salary, with employee stock options• Benefits: 100% employer-paid health coverage, company 401(k) plan, gas card, and paid parental leave• Work-Life Balance: 120 hours of PTO per year, plus monthly technology and wellness stipends.• Professional Growth: Access to leadership development and training for all employees.• Hybrid Work Model: Enjoy a blend of remote work with time spent working from home, onsite, and at ourSODO Seattle office.
