Qualifications
- 3 years of residential property management experience in New York City.
- Experience managing high-end luxury residential properties.
- Experience with LIHTC units.
- Working knowledge of building operations and maintenance.
- Ability to work fully onsite at the property.
Responsibilities
- Manage day-to-day operations of the luxury residential property.
- Interact with property owners, asset managers, business partners, residents, staff, and other stakeholders.
- Maintain timely and accurate communication across projects, transactions, and property operations.
- Address resident concerns and enhance the living environment.
- Collaborate with compliance, transfer, leasing, accounting, and other departments.
- Coordinate building maintenance, repairs, systems, and emergency response activities.
- Obtain vendor quotes, schedule work, review completed work, and oversee maintenance and repair projects.
- Negotiate and manage service contracts, including HVAC, cleaning, landscaping, snow removal, pest control, and critical systems maintenance.
- Ensure properties pass audits, reviews, and inspections and comply with applicable policies, municipal codes, and safety standards.
- Oversee apartment improvement construction and capital improvement projects.
- Prepare operating budgets, forecasts, monthly variance reports, utility consumption reports, and other required reports.
- Analyze income and expenditure trends and make recommendations.
- Process invoices, manage vendor payment records and delivery logs, and identify discrepancies.
- Ensure appropriate insurance requirements are in place.
- Direct and schedule Resident Managers, office, building, and leasing staff; set goals and objectives and ensure policy compliance.
- Review and approve leasing commissions and resolve commission disputes.
- Supervise outside contractors to ensure contractual, municipal, and safety compliance while minimizing disruption to residents.
Salary : $100,000 - $130,000
