MAINTENANCE MECHANIC I

GENERAL PURPOSE

Performs various entry-level semi-skilled electrical, plumbing, carpentry, and general maintenance duties as needed to complete daily building and facilities maintenance, custodial, event set up, event services, and event strike. Assignments may include Event Division duties, snow removal, and assistance with other Divisions as required.

SUPERVISION RECEIVED

Works under the general supervision of the Buildings Superintendent, the Buildings Supervisor, or the designee.

MAINTENANCE MECHANIC II

GENERAL PURPOSE

Performs a variety of semi-skilled preventive maintenance, general equipment maintenance, electrical, plumbing, HVAC, carpentry, or painting duties as needed to complete daily building and facilities maintenance, construction, and renovation in compliance with approved plans and building codes.

SUPERVISION RECEIVED

Works under the general supervision of the Buildings and Events Superintendent or Building Maintenance Supervisor.

SUPERVISION EXERCISED

None.

MAINTENANCE MECHANIC II

GENERAL PURPOSE

Performs a variety of semi-skilled preventive maintenance, general equipment maintenance, electrical, plumbing, HVAC, carpentry, or painting duties as needed to complete daily building and facilities maintenance, construction, and renovation in compliance with approved plans and building codes.

SUPERVISION RECEIVED

Works under the general supervision of the Buildings and Events Superintendent or Building Maintenance Supervisor.

SUPERVISION EXERCISED

None.

ESSENTIAL FUNCTIONS

This is an entry level position that requires zero to minimal experience in the duties mentioned below.

BUILDING SERVICES: Performs routine maintenance and mechanical duties for all assigned Town of Taos campus buildings, equipment, facilities, and furnishings. The required duties may include painting, carpentry, plumbing, electrical, masonry, cement work, heating & air conditioning system, roofing, custodial, and related work. Incumbents may work independently or with others as a team to accomplish specific projects. Assists in skilled maintenance, preventive maintenance, and construction activities related to carpentry, plumbing, electrical, and HVAC. Utilize proprietary Computerized Maintenance Management Software (CMMS) program(s) and Energy Management Software program(s). Working knowledge of Windows operating system, Word, Excel, and Outlook.

Coordinates and performs a broad range of general Buildings responsibilities; Snow removal from sidewalks, driveways, and parking areas; using snow plows, snow blowers, and snow shovels; spreading snow melting chemicals as needed. Repairs equipment and assures proper operation of various equipment. Operates maintains and adjusts specialized equipment and tools, including electric motors, pumps, power washers, blowers, and other equipment as needed.

Performs assigned projects; inspects and performs routine maintenance.

EVENT SERVICES: Will be assigned Event responsibilities to include, but not limited to, support meetings, conferences, social events, and deliver visitor services. Assist in concert venue set up and strike; sound, staging, lighting, fencing, event waste management, parking attendant, etc. Performs general customer service; responds to general questions and provides information related to facilities operations, schedules, and events.

Assists in setting up displays for Christmas, fiestas, festivals, and other events; assists in setting up public announcement and speaker systems; and cleaning and grooming event environs to ensure venues' attractive surrounds.

Participates in graffiti clean-up projects; collects and disposes of solid waste from buildings and grounds; picks up litter.

MAINTENANCE MECHANIC II

ESSENTIAL FUNCTIONS

BUILDINGS: Performs a variety of skilled duties related to the maintenance and repair of town buildings, equipment, facilities, and construction; performs troubleshooting and general maintenance of electrical systems, backup power systems, switching equipment, etc.; maintains, repairs, electrical components; maintains light fixtures, outlets, switches, and routine wiring; monitors mechanical apparatus such as motors, belts, pulleys, etc. to assure proper operation. Utilize proprietary Computerized Maintenance Management Software (CMMS) program(s) and Energy Management Software program(s). Working knowledge of Word, Excel, and Outlook.

Performs preventive maintenance on building and facility systems and equipment; maintains HVAC system, air filters, including VAV boxes; calibrates thermostats; electrical systems, pneumatic controls, electrical and electronic controls, actuators, etc.; maintains boilers, roof top units, forced air furnace, domestic hot water systems, and pumps.

Performs general maintenance on various types of building components and apparatus, i.e., motors, pumps, valves, bearings, floats, pulleys, belts, switches, relays, plugs, light ballasts, light photocells, fuses, circuit breakers, timers, transformers, wiring, telephones, fire sensors, door hardware, roofing, floor and ceiling repair, drywall, painting, caulking, concrete repair, etc.

Performs installing and repairing plumbing piping systems and fixtures; assures proper pump size to achieve required pressure; performs routine and complex plumbing; clears and cleans drain obstructions; maintains sinks, urinals, and toilets; runs plumbing lines for new construction; sets new fixtures.

Performs preventive maintenance on facility systems and equipment; maintains air conditioning, boilers, domestic hot water systems, pumps, electrical systems, pneumatic controls, electrical and electronic controls, etc.; assists in developing preventive maintenance program.

Performs general carpentry; maintains physical aspects of the town buildings such as window and door frames and woodwork; fabricates shelving, repairs furniture; repairs or replaces locks; door hardware and mechanisms; manufactures furniture; participates in all carpentry aspects of new construction, i.e., footings, foundations, framing, plumbing, electrical and electronic wiring, insulation, sheet rocking, painting, masonry, roofing, etc.

Coordinates and performs a broad range of general Buildings and Events responsibilities; Snow removal from sidewalks, driveways, and parking areas; using snow plows, snow blowers, and snow shovels; spreading snow melting chemicals as needed. Repairs equipment and assures proper operation of various equipment. Operates maintains, and adjusts specialized equipment and tools, including electric motors, pumps, power washers, blowers, and other equipment, as required.

Monitors the status of buildings and facilities regarding safety standards; fire extinguishers, emergency lighting; makes recommendations related to replacing or upgrading facilities to comply with established safety codes and regulations.

EVENTS: Will be assigned Event responsibilities to include, but not limited to, support meetings, conferences, social events, and deliver visitor services. Assist in concert venue set up and strike; sound, staging, lighting, park fencing, event waste management, parking attendant, etc. Performs general customer service; responds to general questions and provides information related to facilities operations, schedules, and events.

Assists in the set up of displays for Christmas, fiestas, festivals, and other events; assists in the setting up of public announcement and speaker systems; assists in the cleaning and grooming of event environs to assure an attractive venue.

Participates in graffiti clean-up projects; collects and disposes of solid waste from buildings and grounds; picks up litter.

Performs related duties as assigned.

MAINTENANCE MECHANIC III

ESSENTIAL FUNCTION

BUILDINGS: May perform as a project lead worker in the absence of the Supervisor; assigns work orders; sets the project work pace and assures timely completion; monitors and maintains work quality standards; requisitions supplies and manages inventory. Utilize proprietary Computerized Maintenance Management Software (CMMS) program(s) and Energy Management Software program(s). Working knowledge of Word, Excel, and Outlook.

Performs a variety of complex, journey-level skilled duties related to the maintenance, preventive maintenance, construction, and repair of town buildings, equipment, and facilities; performs maintenance of electrical systems, backup power systems, switching equipment, etc.; maintains, repairs, replace electrical components; maintains light fixtures, outlets, extension poles, connections, switches, and routine wiring; monitors mechanical apparatus such as motors, belts, pulleys, etc. to assure proper operation.

Performs preventive maintenance on buildings, equipment, and facility systems; maintains HVAC system, air filters; including VAV boxes; calibrates thermostats, electrical systems, pneumatic controls, actuators, etc.; boilers, roof top units, forced air furnaces; maintains domestic hot water systems and pumps.

MAINTENANCE MECHANIC I

MINIMUM QUALIFICATIONS

Education and Experience: Graduation from high school or General Education Diploma (GED).

Knowledge, Skills, And Abilities:

Some knowledge of OSHA safety standards related to carpentry, operating small power tools, and safety practices in lifting and setting up heavy items.

Skill in using power and hand tools and equipment, basic mechanical aptitude. Basic computer skills.

Ability to follow verbal and written instructions and work alone or unsupervised; maintain safety and risk management standards; keep operating records; establish and maintain effective working relationships with employees, other agencies, and the public; communicate effectively verbally and in writing in the English language.

Special Qualifications:

Must possess a valid New Mexico Driver’s license.

Must be available for 24-hour emergency calls.

MAINTENANCE MECHANIC II

MINIMUM QUALIFICATIONS

Education and Experience: Graduation from high school, plus two (2) years of specialized training provided through trade or technical school related to the maintenance and construction fields, facilities management, and construction management; AND Three (3) years of progressively responsible experience in building construction or building maintenance requiring skill in carpentry, plumbing, electrical wiring, painting and other related fields; OR An equivalent combination of education and experience.

Knowledge, Skills, And Abilities:

Working knowledge of plumbing methods and practices; engineering/construction blueprints general architectural engineering principles and practices; legal environment associated with building operations, i.e., OSHA and ADA; facilities maintenance; HVAC, carpentry, mechanical and electrical engineering; current methods, principles, and practices of building construction, maintenance, and repair; equipment and materials used in construction and maintenance operations; price trends and grades or quality of materials and equipment; hazards and safety precautions common to municipal maintenance and repair activities; current building codes, standards.

Skill in using power and hand tools and equipment for carpentry; drafting equipment; air tools, and other tools required for minor repairs. Basic to intermediate computer skills.

Ability to follow verbal and written instructions; maintain safety and risk management standards; maintain effective work habits; keep operating records; read and understand blueprints; establish and maintain effective working relationships with employees, other agencies and the public; communicate effectively verbally and in writing in the English language.

Journeyperson knowledge of plumbing methods and practices; general architectural engineering principles and practices; legal environment associated with building operations, i.e., OSHA and ADA; facilities maintenance; HVAC, carpentry, mechanical and electrical engineering; current methods, principles and practices of building maintenance and repair, construction,; equipment and materials used in maintenance operations and construction; price trends and grades and quality of materials and equipment; hazards and safety precautions common to building equipment maintenance and repair activities; legal environment related to safety and risk management practices and principles; current building codes, standards.

Skill in using power and hand tools and equipment for carpentry; drafting equipment; air tools, and other tools required for minor repairs. Intermediate to advanced computer skills.

Ability to follow verbal and written instructions; maintain safety and risk management standards; support effective preventive maintenance programs; keep operating records and prepare reports; read and understand blueprints; establish and maintain effective working relationships with employees, other agencies, and the public; communicate effectively verbally and in writing in the English language.

Special Qualifications:

Work Environment:

Incumbent of the position typically performs in an indoor setting or shop with appropriate climate controls. Some outdoor work is required in the construction of various projects. Tasks require a variety of physical activities, generally involving muscular strain, related to walking, standing, stooping, sitting, and reaching. Lifting requirements are frequently over 75 pounds, occasionally increasing to 100 pounds. Occasionally works near moving mechanical parts or in outside weather conditions. The employee is occasionally exposed to wet, hot/cold, and humid conditions, fumes, and toxic or caustic chemicals. Hand-eye coordination is necessary to operate power tools and equipment. Essential functions require talking, hearing, and seeing. Common eye, hand, and finger dexterity exist. Mental application utilizes memory for details, verbal instructions, emotional stability, discriminating thinking, and creative problem-solving. Periodic travel is required in the normal course of job performance.
