FACILITIES MAINTENANCE TECHNICIAN
NATURE OF WORK:
Routine or repetitive janitorial work in connection with the care and maintenance of buildings and grounds; technical work in the care of, construction, maintenance, remodeling and repair work on town buildings or projects; related work as required.
SUPERVISION:
Works under direction of Facilities and Equipment Supervisor and the Facilities Working Foreman.
JOB ENVIRONMENT:
Work requires moderate physical effort while performing duties under varying weather conditions. Frequent physical effort demanded in performing duties requiring continuous walking and standing under conditions at times subject to dirt, rain, snow or other disagreeable factors.
Errors could result in delay of work projects, damage to equipment, injury to persons, damage to public and private property, waste of materials or excessive cost of a major municipal service.
ESSENTIAL FUNCTIONS:

- Performs routine and repetitive manual labor that may include a wide variety of minor maintenance or repair tasks.
- May be assigned to various locations throughout the Town.
- Sweeps, dusts, scrubs, and mops rooms, corridors, washrooms and toilets; polishes furniture, floors and metal work.
- Operates oil fired or other boilers and maintains steam pressure for heating.
- Exercises some judgment in operating heating and ventilating equipment and in recommending and checking on special repairs.
- Collects and disposes of rubbish; moves and sets up furniture and equipment.
- Replaces light bulbs and performs minor repairs at the handyman level to furniture, buildings and equipment.
- Cleans sidewalks, cuts lawns and trims shrubbery; shovels snow and sands walks and driveways.
- May be required to work on a different shift to close and open buildings; set lights; clean after functions, etc.
- Makes occasional contacts beyond immediate associates.
- Assist building maintenance craftsmen and perform related work as required.
- Experience in the use of hand and power tools.
- Experience in using painting machinery and equipment.
- May operate snow plowing equipment.
- Assist in construction, remodeling and general building maintenance where one additional person is necessary.
- Operate and maintain landscaping machinery and equipment.
- Interface with other Town departments, School Department staff and faculty members, and the general public when necessary.
- Work efficiently without direct supervision.
- Perform other related duties as required.
- Regular and predictable attendance.
KNOWLEDGE, SKILLS, AND ABILITY:
Knowledge: Knowledge of different types construction and remodeling methods. Knowledge of cleaning materials and methods.
Skills: Skill below the journeyman level in performing preventive maintenance on plant and equipment. A variety of trades such as carpentry, plumbing, electricity, and painting; moderately skilled in the use of general and some specialized tools related to those crafts.
Ability: Ability to maintain good public relations, and to follow written or oral instructions. Ability to perform moderately heavy manual labor. Ability to work independently.
REQUIRED QUALIFICATIONS:
High School graduation with six months of varied experience in janitorial, custodial or maintenance work; experience in public works, construction, landscaping, painting, tiling, grounds maintenance or any equivalent combination of education and experience. Must possess a valid Massachusetts Driver’s license; Class B with air brake endorsement is preferred. Must have a good driving record.
Physical Requirements
Moderate to strenuous physical effort is required to perform duties. The employee is frequently required to stand, walk, speak and hear. The employee is occasionally required to lift or move objects weighing more than 60 pounds. Vision requirements include the ability to conduct visual inspections of facilities, read documents and plans, operate a motor vehicle, and use tools and equipment.
Qualifications
