Position Summary
Total Team Construction is seeking an experienced Construction Superintendent to oversee commercial construction projects ranging from approximately $2 million to $6 million. The Superintendent will be responsible for daily field operations, subcontractor coordination, project scheduling, safety, quality control, and communication with the project team.
The successful candidate must be organized, dependable, computer proficient, and capable of representing TTC professionally when communicating with owners, architects, engineers, subcontractors, and inspectors.
Minimum Qualifications
- Minimum of three years of construction superintendent experience working for a general contractor.
- Proven experience managing commercial construction projects from mobilization through final completion.
- Experience supervising projects valued between $2 million and $6 million.
- Ability to read and interpret construction drawings, specifications, submittals, and contract documents.
- Strong computer skills, including email, electronic plan review, daily reporting, and project-management software.
- Experience developing, maintaining, and updating construction schedules.
- Ability to identify project conflicts and prepare clear, complete Requests for Information (RFIs).
- Strong written and verbal communication skills.
- Ability to communicate professionally with owners, architects, engineers, inspectors, subcontractors, and TTC management.
- Strong understanding of construction safety, quality-control requirements, and commercial building practices.
- Valid driver’s license and reliable transportation.
Preferred Qualifications
- Experience completing medical, healthcare, dermatology, surgical, or other occupied medical-care facilities.
- Experience working in active or occupied facilities where infection control, dust containment, noise control, cleanliness, and coordination with facility personnel are required.
- Experience managing ground-up construction, tenant improvements, renovations, and interior build-outs.
- Ground up construction experience
- OSHA 30 certification.
- Experience with Microsoft Office, construction scheduling software, and cloud-based project-management platforms.
Key Responsibilities
- Direct and manage daily jobsite activities from project mobilization through closeout.
- Coordinate subcontractors, suppliers, deliveries, inspections, and onsite work.
- Maintain the project schedule and develop short-term look-ahead schedules.
- Conduct daily coordination with subcontractors to verify manpower, materials, equipment, and upcoming work.
- Review drawings, specifications, submittals, and shop drawings before work is performed.
- Identify conflicts, missing information, and constructability concerns.
- Write and submit RFIs with sufficient detail, photographs, drawing references, and recommended solutions.
- Communicate with architects and engineers to resolve field conditions and design questions.
- Maintain accurate daily reports, progress photographs, manpower records, inspection reports, and project documentation.
- Conduct regular quality-control inspections and maintain a “punch-as-you-go” approach throughout construction.
- Verify that subcontractor work complies with the drawings, specifications, approved submittals, applicable codes, and TTC quality standards.
- Enforce site-specific safety requirements and immediately correct unsafe conditions.
- Lead weekly subcontractor coordination and safety meetings.
- Coordinate required inspections with local authorities and third-party inspectors.
- Protect completed work and maintain a clean, organized, and professional jobsite.
- Track long-lead materials and communicate potential schedule impacts to the Project Manager.
- Assist with project closeout, punch-list completion, owner training, warranties, and turnover documentation.
- Immediately report safety concerns, quality issues, design conflicts, manpower shortages, or potential delays to the Project Manager.
Performance Expectations
The Superintendent is expected to deliver projects:
- Safely and without preventable incidents.
- On schedule and within the approved project plan.
- In accordance with the contract documents and TTC quality standards.
- With accurate and timely project documentation.
- With professional communication and strong working relationships.
- With minimal punch-list items and prompt closeout.
Physical and Work Requirements
- Ability to work onsite during normal construction hours and additional hours when project conditions require.
- Ability to walk active construction sites, climb ladders and stairs, and inspect work in various weather and jobsite conditions.
- Ability to travel or work out of town when required by the assigned project.
- Ability to lift and carry items commonly associated with construction-site supervision.
