SUMMARY: The General Maintenance Technician makes minor repairs, executes work orders, performs preventive maintenance, and performs other duties as assigned to care for the facility. Procedures will be accomplished in accordance with department policies and procedures and operating manuals.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Essential duties and responsibilities include the following, but other duties may be assigned.

  • Performs routine, preventive, and corrective maintenance of interior and exterior lighting systems, including inspection, troubleshooting, repair, and replacement of lighting fixtures, ballasts, drivers, controls, and lamps.
  • Maintains and replaces lighting fixtures in offices, common areas, mechanical spaces, parking areas, and exterior grounds in accordance with safety standards and facility requirements.
  • Safely utilize ladders, lifts, and related equipment to access lighting fixtures at various heights.
  • Identifies lighting issues proactively and recommend repairs, upgrades, or part replacements to maintain optimal facility lighting levels.
  • Performs minor preventive and corrective maintenance in one or more of the following areas: Minor Construction, Electrical, Painting, General Maintenance, Plumbing, and Grounds.
  • Assists others with repairs and projects as assigned. i.e snow removal, operating sweeper truck,

QUALIFICATIONS:

EDUCATION/EXPERIENCE:

High school diploma or general education degree (GED) is required; one to three years of related experience and/or training; or equivalent combination of education and experience. Must be at least 18 years of age.

COMPUTER SKILLS:

Ability to use mobile devices or on‑site systems for task reporting, time tracking, or work ticket updates. Training will be provided.

LANGUAGE ABILITY:

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to understand and communicate basic instructions and safety information in English.

MATH ABILITY:

Ability to add, subtract, multiply, and divide in liquid units of measure, using whole numbers, common fractions, and decimals.

REASONING ABILITY:

Ability to solve practical problems related to the job. Ability to follow both written and oral instructions from managers and supervisors. Must be able to demonstrate correct use of chemicals, supplies and tools assigned. Must be able to operate mechanical equipment, once trained, and detect equipment malfunctions.
