This Property Manager position located in Willoughby will give you the opportunity to plan community events, engage with the community, and oversee and mentor staff. This person will be responsible for overseeing leasing, marketing, and property operations of a multi-building community consisting of over 400 units. Amenities include onsite gym, pools, parks, walking trails, coffee bar, a theater room, and MORE!
Duties Include:
- Oversee the daily operations of assigned properties, including loss prevention, risk management, safety and security, maintenance, marketing initiatives, landscaping, snow removal, tenant improvements, and other operational functions.
- Manage all aspects of property leasing, including pre-lease inspections, advertising, property tours, applicant review, lease preparation, and the collection of rent and security deposits in accordance with lease terms.
- Administer and enforce lease agreements by reviewing tenant billings, interpreting lease provisions, ensuring tenant compliance, and fulfilling landlord obligations in a timely manner.
- Coordinate with leasing agents and brokers to support timely leasing and re-leasing of vacant spaces.
- Maintain accurate and up-to-date records of property conditions, including building systems such as roofs, HVAC, utilities, and any special site considerations.
- Ensure all property files, documentation, and records are complete and current, and prepare detailed status and performance reports for ownership.
- Develop and manage annual operating budgets and analyze monthly financial statements to monitor performance against projections.
- Oversee rent collections and ensure all revenue is properly documented and aligns with tenant lease obligations.
- Collaborate closely with the accounting department to verify the accuracy of rent rolls, accounts receivable, and financial records.
- Procure, negotiate, and oversee contracts for vendors and service providers, and review and approve invoices related to property operations.
- Serve as the primary point of contact for owners, tenants, and vendors, managing all written and verbal communications related to property matters.
- Coordinate and resolve tenant requests regarding maintenance, repairs, rent charges, lease interpretations, and other concerns.
- Conduct regular and periodic inspections of properties to ensure compliance with operational and safety standards.
- Manage access control procedures, including issuing and recovering keys and access cards, coordinating lock changes, and maintaining property security.
- Directly supervise property management staff and subcontractors, including hiring, training, assigning work, evaluating performance, and addressing employee issues in accordance with company policies.
- Respond to emergency situations as required to protect life, property, and business operations.
- Perform additional duties and responsibilities consistent with the scope of the position.
Requirements:
- At least 4 years' experience in the property management industry
- CPM or ARM a plus!

Salary : $55,000 - $70,000
