Position Overview
We are seeking an experienced Residential Construction Project Manager to oversee custom residential construction and remodeling projects from planning to completion, ensuring projects are delivered ontime, within budget, and to quality standards.
Key Responsibilities
- Review contracts, proposals, and bids for feasibility, schedule, and cost issues
- Conduct daily job site visits to monitor quality, progress, safety, and cleanliness
- Develop and maintain project schedules and coordinate material procurement
- Manage subcontractor performance and obtain required permits
- Lead pre-construction meetings and submit daily job reports to clients
- Handle change orders, including scope, pricing, documentation, and approvals
- Complete project close-out with punch lists and final walkthroughs
- Track actual costs vs. estimates and coordinate with sales and accounting
Qualifications
- Minimum 5 years managing residential construction or remodeling projects
- Degree in Construction Management or related field preferred
- Hands-on experience in residential construction trades
- Proficient in Microsoft Office and construction project management software
- Experience with luxury home construction ($1 million projects)
- Knowledge of residential construction methods and building codes
- BuilderTrend or CoConstruct experience preferred
- Strong communication and organizational skills
