- Perform preventive maintenance and repairs involving HVAC, plumbing, electrical, mechanical, and building systems.
- Monitor, operate, and maintain boilers, pool equipment, pumps, motors, and related systems.
- Respond promptly to maintenance requests, work orders, equipment issues, and building emergencies.
- Inspect properties regularly to identify safety concerns, maintenance needs, and opportunities for improvement.
- Complete minor carpentry, drywall, painting, flooring, hardware, and general building repairs.
- Troubleshoot equipment failures and coordinate with outside vendors when specialized service is required.
- Maintain accurate records of inspections, preventive maintenance, repairs, and equipment servicing.
- Assist with seasonal responsibilities, including snow and ice removal and exterior property maintenance.
- Follow all safety procedures, building codes, manufacturer recommendations, and company standards.
- Maintain organized mechanical rooms, maintenance areas, tools, equipment, and inventory.
- Provide professional and courteous service to tenants, guests, employees, vendors, and community partners.
- Participate in an on-call rotation and assist with after-hours emergencies as needed.
- Perform other duties and special projects as assigned.
- Previous experience in commercial, hotel, multifamily, or institutional building maintenance preferred.
- Working knowledge of HVAC, plumbing, electrical, mechanical, and general building systems.
- Strong troubleshooting skills with the ability to identify problems and implement practical solutions.
- Ability to work independently, prioritize competing needs, and respond with urgency when appropriate.
- Strong communication, organization, and customer-service skills.
- Basic computer and mobile-device proficiency for managing work orders and maintenance documentation.
- Valid driver’s license and an acceptable driving record.
- High school diploma or equivalent required; technical or trade education preferred.
- Minnesota Boiler Operator License, certification or willingness to obtain within one year.
- Certified Pool Operator (CPO) certification or willingness to obtain within one year.
- Additional HVAC, electrical, plumbing, refrigeration, or building-maintenance certifications are a plus
- Ability to frequently stand, walk, bend, climb, kneel, reach, and work in confined spaces.
- Ability to safely use ladders, hand tools, power tools, and maintenance equipment.
- Ability to lift and carry up to 50 pounds independently.
- Ability to work indoors and outdoors in varying temperatures and weather conditions.
- Ability to respond to urgent maintenance needs throughout multiple downtown properties.
