The Property Manager is a key operational leader responsible for executing daily facility operations, driving occupancy and revenue performance, and delivering a consistent, high-quality customer experience. This role serves as the primary on-site representative of Storage Xtra, ensuring operational excellence, regulatory compliance, and brand standards are upheld at all times.Key ResponsibilitiesExecute daily opening and closing procedures in alignment with company protocolsManage tenant lifecycle activities including move-ins, move-outs, transfers, and account adjustmentsDeliver front-line customer service via phone, email, and in-person interactionsConduct facility tours and convert inquiries into executed rental agreementsProcess payments, reconcile daily deposits, and maintain accurate financial recordsPerform daily lock checks, unit status verification, and property inspectionsMonitor and troubleshoot networked access systems, gate controls, lighting, and security camerasCoordinate vendor services, maintenance tasks, and minor repairsEnforce delinquency procedures and administer auction workflows in compliance with policyMaintain documentation, leases, and digital records with audit-ready accuracySupport marketing initiatives, rate reviews, signage upkeep, and online listingsComplete daily, weekly, and monthly operational checklistsOperational ScopeMaintain cleanliness, safety, and security of the facilityMonitor performance metrics including occupancy, delinquency, and revenue trendsEnsure adherence to lease terms, company policies, and compliance standardsPrepare operational summaries and support ownership reportingQualificationsPrior experience in self-storage, property management, or customer-facing operations preferredStrong organizational, communication, and problem-solving capabilitiesProficiency with computer systems, digital documentation, and access control technologyAbility to conduct routine inspections and perform light maintenanceAdministrative or financial reconciliation experience is a plusCore CompetenciesAccountability and attention to detailCustomer-centric mindsetOperational efficiency and time managementProfessional judgment and discretionWork EnvironmentOffice-based role with daily outdoor inspections.
