Responsible for the overall operation, maintenance, stewardship, and hospitality functions of a portfolio of privately owned recreational and rural properties in New Mexico. This role provides day-to-day leadership for property operations, oversees on-site staff (2) and contractors, and ensures that facilities, natural resources, equipment, and guest accommodations are maintained. Maintenance actual work and knowledge of systems, irrigation, etc. is expected.

The Ranch and Properties Manager serves as the primary on-site leader, balancing property stewardship, personnel management, guest experience, infrastructure maintenance, project oversight, and operational execution.

Primary Responsibilities

  • Supervise and manage all ranch and property personnel, including maintenance staff, caretakers, housekeeping personnel, seasonal employees, and contracted service providers.
  • Recruit, train, schedule, and evaluate staff performance.
  • Establish work priorities and assign responsibilities across the property portfolio.
  • Promote a culture of accountability, safety, hospitality, and stewardship.
  • Develop staffing plans to support property operations, guest activities, and special events.
  • Coordinate and oversee vendors, contractors, and specialty service providers.
  • Ability to be hands on and also help with maintenance and support

Property Operations

  • Direct daily operations across multiple properties and facilities.
  • Ensure buildings, lodges, cabins, roads, utilities, equipment, and grounds are properly maintained.
  • Develop and manage preventative maintenance programs.
  • Oversee fleet, equipment, tools, and asset inventories.
  • Coordinate capital improvement and repair projects.
  • Monitor operating budgets and control expenses.

Land Stewardship

  • Implement land management practices that support long-term sustainability and conservation goals.
  • Oversee forest health, wildfire mitigation, erosion control, water systems, and habitat improvement initiatives.
  • Maintain property boundaries, fences, access controls, and infrastructure.
  • Coordinate with consultants, conservation organizations, and regulatory agencies as needed.

Hospitality & Guest Services

  • Ensure properties are consistently maintained in a welcoming and guest-ready condition.
  • Coordinate accommodations, logistics, and support services for owners, family members, business groups, nonprofit organizations, and invited guests.
  • Oversee housekeeping and presentation standards.
  • Serve as the primary point of contact during events and guest visits.

Project & Vendor Management

  • Solicit bids and manage contractor relationships.
  • Coordinate maintenance, construction, landscaping, and infrastructure projects.
  • Monitor project schedules, budgets, and quality.
  • Maintain strong relationships with local businesses, vendors, and service providers.

Safety & Security

  • Oversee property safety programs and emergency preparedness.
  • Implement protocols related to wildfire, weather events, security, and guest safety.
  • Maintain compliance with applicable regulations and best practices.
  • Conduct routine property inspections to identify and resolve risks.

QualificationsRequired

  • Experience managing ranch, estate, resort, lodge, hospitality, or large rural property operations.
  • Demonstrated experience supervising and leading staff.
  • Strong organizational, communication, and leadership abilities.
  • Knowledge of facilities maintenance, equipment operation, and property management.
  • Ability to manage multiple priorities and properties simultaneously.
  • Valid driver's license and ability to operate ranch and maintenance equipment.

Preferred

  • Experience overseeing multiple employees and seasonal workforces.
  • Background in hospitality, facilities management, construction, agriculture, forestry, or natural resource management.
  • Experience managing guest retreats, special events, or recreational properties.
  • CPR/First Aid certification and emergency response training.

Pay: $75,000.00 - $125,000.00 per year
