Grounds Keeper

TI Asset Management is seeking a dependable, hardworking Floating Groundskeeper to support multiple apartment communities across our portfolio.

This position is responsible for maintaining the curb appeal, cleanliness, and overall exterior presentation of assigned properties. You will step in to assist communities experiencing staffing shortages, heavy turnover activity, inspections, or stabilization efforts.

What You’ll Do

• Maintain property grounds, parking lots, breezeways, and common areas

• Pick up trash and debris daily

• Assist with unit trash-outs and light cleaning

• Support make-ready turns (as directed by Maintenance Supervisor)

• Power wash sidewalks and building exteriors

• Maintain dumpster areas and compactor cleanliness

• Assist with pool area cleanliness (if applicable)

• Support property readiness for inspections

What We’re Looking For

• 1 year groundskeeping or apartment maintenance experience preferred

• Ability to work outdoors in varying weather conditions

• Strong work ethic and reliability

• Reliable transportation (travel between properties required)

• Ability to lift 50 pounds

• Team-oriented mindset
